Position: Maintenance Technician

Key Responsibilities
A Maintenance Technician plays a crucial role in performing routine upkeep and repairs on facility equipment and property structures. The primary objective is to ensure that all systems, including heating, plumbing, and HVAC, operate efficiently while maintaining the aesthetics of the landscape. Responsibilities include:

  • Timely completion of service requests.
  • Conducting full unit turnovers, including painting, drywall repair, screen fixes, and minor plumbing or electrical work.
  • Daily maintenance tasks to address service requests as per work orders, adhering to company protocols.
  • Executing make-ready procedures: painting, appliance repairs, plumbing, and electrical fixture maintenance, including checking locks and replacing burnt-out light bulbs.
  • Performing preventative maintenance through regular inspections of grounds, buildings, plumbing, electrical fixtures, appliances, and major equipment to ensure cleanliness and structural integrity.
  • Responding promptly to emergencies, notifying relevant personnel, and following established safety protocols.
  • Surveying buildings and repairing mechanical systems to comply with health and safety regulations.
  • Assisting in the setup of ventilation, refrigeration, and other systems, along with conducting necessary repairs.
  • Maintaining heating and plumbing systems for optimal functionality.
  • Inspecting alarm systems, such as carbon dioxide and fire protection, and scheduling repairs as needed.
  • Managing pest control activities, including insecticide application.

Qualifications

  • Fundamental understanding of HVAC, electrical, hydraulic, and other systems.
  • Experience in general maintenance and repair within residential properties.
  • Ability to identify electrical, plumbing, and mechanical issues or equipment failures.
  • Proficient in operating various equipment, including snow blowers, lawn mowers, and hand tools.
  • Knowledge of common appliance repairs and maintenance.
  • Excellent written and verbal communication skills.
  • Strong manual dexterity and problem-solving abilities.

Education

A high school diploma, GED, or equivalent is required. The role necessitates fluency in English, proficiency in intermediate mathematical functions, and the ability to navigate on-site resident management software. EPA technician certification is mandatory.

Professional Experience

A minimum of three years' experience as a maintenance technician in residential property management is essential. Candidates should demonstrate the ability to apply common sense in executing instructions provided in written, oral, or diagrammatic form. Strong interpersonal skills are required to maintain positive relationships with tenants, staff, and contractors.

Attendance and Travel Requirements

The position requires availability to work any day of the week throughout the year. Consistent attendance is critical due to staffing needs, and overtime may be required. The role may involve on-call duties and occasional travel for owner gatherings or resident events.

Computer Skills

Basic knowledge of computers and the internet is necessary.

Physical Demands

Candidates must be capable of accessing all areas of the property and amenities, with the ability to push, pull, lift, carry, or maneuver weights up to 50 lbs independently and 100 lbs with assistance.
