Job Overview

We are seeking a dedicated and experienced Construction Manager to oversee and manage various construction projects from inception to completion. This role is crucial in ensuring that all phases of construction are executed efficiently and effectively.

Key Responsibilities

  • Directs and coordinates all aspects of the pre-construction, bidding, and construction phases of assigned projects.
  • Evaluates pre-construction documents and provides necessary feedback to the design team.
  • Organizes and prepares detailed reports for upper management regarding project status and progress.
  • Collaborates with relevant public agencies during pre-construction and construction phases to ensure compliance with regulations.
  • Oversees project budgets and schedules, ensuring alignment with quality standards; monitors financial status monthly.
  • Supervises daily contractor activities, reviews construction schedules, and addresses contractor inquiries through Requests for Clarifications (RFC).
  • Assesses substitution requests from contractors to ensure compliance with specifications and requirements.
  • Negotiates Contractor Change Order Proposals to establish fair pricing and address schedule impacts promptly.
  • Manages payment processes for contractors, architects, engineers, and other involved parties.
  • Administers Professional Service Agreements between architects and the organization.
  • Coordinates the delivery of necessary fixtures, furniture, and equipment.
  • Ensures effective project close-out procedures, including certification with relevant authorities and financial reconciliation.
  • Performs additional duties as assigned.

Minimum Qualifications

Required Experience:

  • A minimum of ten (10) years of professional experience in construction management or a related field, with at least three (3) years managing complex projects valued over $10 million.

Required Education:

  • A bachelor’s degree in Architecture, Engineering, or Construction Management from an accredited institution.

OR

  • A bachelor’s degree in any field, with the requirement to obtain the Certified Construction Manager (CCM) credential within one year of employment.

OR

  • Possession of a valid Certified Construction Manager (CCM) credential may substitute for the educational requirement.

Preferred Qualifications:

  • Experience in Design-Build projects.
  • Familiarity with Building Information Modeling (BIM).
  • Knowledge of Leadership in Energy and Environmental Design (LEED) certified projects.
  • Experience with Division of the State Architect (DSA) processes.
  • Understanding of safety regulations, including OSHA standards (minimum OSHA 30 certification).

Preferred Licenses:

  • A valid Certificate of Registration as an Architect or Professional Engineer.
  • A valid Construction Manager (CCM) credential.
