About the Role

We are seeking a highly skilled Maintenance Technician to join our team at Southern Management. As a key member of our operations team, you will be responsible for ensuring the excellent condition of our properties, providing a seamless experience for our guests.

Key Responsibilities
  • Complete all maintenance service requests as assigned, ensuring timely and efficient resolution of issues.
  • Perform routine and non-routine maintenance services, including minor repairs of plumbing systems, cabinetry, minor electrical work, and HVAC systems, to maintain the highest standards of property condition.
  • Conduct preventative maintenance tasks and troubleshoot wireless computer systems, Wi-Fi, cable television wiring, and remote systems to prevent potential issues.
  • Install and repair locks, including electronic and Wi-Fi entry systems, to ensure secure access to properties.
  • Operate and maintain power tools, hand-held equipment, and a fleet vehicle, adhering to safety protocols and best practices.
Daily Responsibilities
  • Complete all scheduled and assigned work orders/tasks following the Sundown Rule, ensuring prompt completion and accurate documentation.
  • Perform and complete a minimum of two preventative maintenance inspections daily, identifying potential issues and taking corrective action.
  • Maintain accurate and up-to-date notes for assigned work orders, including pictures and invoices, to facilitate efficient communication and issue resolution.
  • Perform required fleet vehicle inspections using Fleetio vehicle inspections as required, ensuring vehicles are in good working condition.
Weekly Responsibilities
  • Audit inventory and stock items in the vehicle, ensuring accurate tracking and replenishment of supplies.
  • Update all assigned work orders to correspond with expected completion dates, facilitating effective planning and resource allocation.
  • Submit invoices/receipts via Paylocity to stay current for the monthly expense report, ensuring timely and accurate financial reporting.
  • Provide a weekly update to the Director of Operations (DOO) on Preventative Maintenance inspections, highlighting key findings and recommendations.
Monthly Responsibilities
  • Conduct fleet vehicle inventory inspections and audits with the Director of Operations (DOO), ensuring vehicles are properly maintained and equipped.
  • Attend end-of-month recap meetings with the DOO to evaluate work orders, preventative maintenance, and billable hours, identifying areas for improvement and optimizing operations.
Ongoing Responsibilities
  • Maintain thorough knowledge and understanding of all maintenance services offered by Southern Management, staying up-to-date on best practices and industry developments.
  • Diagnose and repair a wide variety of basic maintenance concerns, including plumbing, electrical, carpentry, Wi-Fi, and HVAC, to ensure prompt and effective resolution of issues.
  • Demonstrate teamwork by assisting other Operations Team Members as needed to accomplish shared goals, fostering a collaborative and supportive work environment.

Physical/Mental/Environmental Demands
  • Physical Demands: The Maintenance Technician must be able to sit for 20% of the time and walk or stand for 80% of the time. They should also be able to stoop, bend, stretch, twist, and reach. The ability to regularly lift up to 50 lbs and occasionally lift up to 75 lbs is required.
  • Mental Demands: The Maintenance Technician should have organizational skills, the ability to multitask, and problem-solving skills.
  • Environmental: The Maintenance Technician will be regularly exposed to the elements and may experience a moderate to heavy noise level when the equipment is operating.
