Property Manager Opportunity

At Wingate Management Company, we're seeking a skilled Property Manager to oversee the daily operations of our Gaithersburg, MD location. As a key member of our team, you'll be responsible for ensuring the property meets or exceeds company standards, providing exceptional service to residents and prospects, and driving business growth.

Key Responsibilities:
  • Manage all aspects of property operations, including maintenance, capital improvements, budgeting, and reporting.
  • Provide superior customer service and communication to residents, vendors, and coworkers.
  • Attract new residents and expertly manage applicant screening and leasing processes.
  • Create and manage financial aspects of the property, including operating budgets and financial reporting.
  • Lead, mentor, and motivate property management staff, fostering a collaborative environment.
  • Supervise daily operations to ensure adherence to company policies and procedures.
Requirements:
  • High school diploma or equivalent, bachelor's degree preferred.
  • 3 years of on-site property management experience, with experience in a supervisory role building and leading a team.
  • Financial experience developing and writing budgets, with the ability to analyze income statements and write variance reports.
  • Knowledge of and ability to maintain compliance with federal, state, and local laws.
  • Experienced in property operations and turnaround situations.
  • Knowledge of OneSite or similar property management software is a plus.
  • Affordable housing experience, including Section 8, Tax Credit, and EIV.
  • Strong working knowledge of MS Office Suite, including MS Excel, Word, and Teams.
  • Excellent communication skills and the ability to provide superior customer service.
  • Excellent time management skills and the ability to prioritize and multi-task.
