Job Summary

The Residential Property Manager will oversee the daily operations of a residential community, ensuring the physical asset is well-maintained and meeting financial goals. This role will lead, coach, and set direction for the leasing and maintenance teams to provide excellent service to residents and prospective residents.

Key Responsibilities
  • Assist Regional Manager and supervisors with special projects and administrative tasks.
  • Ensure staff compliance with company policies and procedures.
  • Initiate preparation of weekly and monthly reports, regular market surveys, and advertising and marketing programs.
  • Review and approve all rental applications and lease forms for accuracy and compliance with resident policy.
  • Make recommendations to improve marketing and leasing programs.
  • Confirm all market-ready apartments are updated in the property computer program.
  • Possess full knowledge of the surrounding real estate market and the position the community plays in the market.
  • Responsible for all property cash management functions, including accounts receivable, accounts payable, and cash receipts (including rent collections and daily deposits).
  • Responsible for maintaining an accurate inventory of tangible assets and assisting in the preparation of the annual budget.
  • Analyze budget variances and submit written findings to the Regional Manager along with monthly owner reports.
  • Analyze weekly activity and submit a Monday report to the Regional Property Manager by 10am Monday morning.
  • Ensure all property reports are completed and submitted in a timely manner.
  • Implement rent collection programs in legal compliance.
  • Maintain good relations with residents through quality customer service and consistent application of company policies and regulations.
  • Keep documentation of all resident correspondence in resident files and communicate and document any property or resident-related problems and suggested resolutions to the Regional Manager.
  • Handle property emergencies.
  • Supervise property associates, including work schedules.
  • Supervise work performed by contractors, possibly requiring second-level approval.
Qualifications
  • Real Estate license may be required in some states.
  • Experience in preparing budgets and staff management is desirable.
  • Excellent people skills.
  • Must be a strong team player with good communication skills and the ability to solve problems, manage time, and set priorities.
  • Excellent written and verbal communication skills, providing for effective communication with residents, employees, peers, vendors, owners, etc., and to assist in efficient operations.
  • Bi-lingual abilities (written and verbal) may be required based on specific needs of the property.
  • Computer software experience, including MS Word, MS Excel, MS Outlook, YARDI, or other property management software.
  • Basic understanding of Landlord/Tenant laws and application, familiarity with NAA Lease and Addendums, Fair Housing/ADA regulations and application, OSHA & EPA requirements for property management industry.

All candidates must possess a valid driver's license and be willing to consent to pre-employment drug screening and a criminal background check.

The salary range for this position is $70,000-$80,000.
