This position is a contract opportunity, with the potential for long-term employment based on performance and fit.

Compensation: The hourly wage ranges from $23 to $24. This role is structured as a contract position with the possibility of transitioning to a permanent role.

Work Schedule: The work hours are Monday through Friday, from 8 AM to 5 PM, including a one-hour lunch break.

The Assistant Property Manager will oversee the daily functions of the property, ensuring a financially stable, well-maintained, and community-oriented living environment. This role includes providing leadership and direction to the property staff.

Key Responsibilities:

  • Collecting rent and other fees from tenants and property owners.
  • Managing property expenses, including taxes, mortgages, payroll, insurance, and maintenance costs.
  • Reporting on the financial status, occupancy rates, and lease expirations to property owners.
  • Conducting property viewings for prospective tenants and evaluating their applications in compliance with anti-discrimination laws.
  • Handling leasing and compliance tasks within affordable housing frameworks and fair housing regulations.
  • Advertising available properties and coordinating with leasing agents as necessary.
  • Performing property inspections and organizing repairs and maintenance as needed.
  • Coordinating contracts for maintenance, waste management, landscaping, security, and other essential services, while managing any disputes with service providers.
  • Addressing and resolving tenant complaints and rental violations.

Qualifications:

  • A minimum of one year of experience in property management, either as an assistant property manager or property manager.
  • Knowledge of government subsidy programs, including 62+/income-restricted housing and Section 42 regulations.
  • Proficiency in Microsoft Office Suite, including Outlook and Excel.
  • A valid Driver's License and active vehicle insurance are required.
  • Ability to successfully complete a background check prior to employment.
