Job SummaryWe are seeking an experienced Assistant Community Manager to join our team. As a key member of our operations team, you will assist the Community Manager in coordinating business operations of HUD/RD or Tax Credit properties, providing eligible individuals with unfurnished housing in multi-family dwellings.
Key Responsibilities- Assist the Community Manager in overseeing complex operations, ensuring the highest possible occupancy is maintained through continuous outreach efforts and advertisements.
- Complete and submit timely weekly reports, maintaining neat and legible records at all times.
- Implement CMI's policies as found in the MPM.
- Ensure compliance with applicable federal and state regulations associated with business operations.
- Notify residents of Rental Assistance when assigned by the corporate office.
- Transfer of over/under-housed residents by moving residents to properly sized housing unit.
- Show apartments, accept applications, and screen applicants to determine eligibility in accordance with company policies and procedures.
- Understand rental agreement and residency policies and be able to explain them to residents.
- Handle resident evictions along with the service and preparation of appropriate notices.
- Maintain waiting list files of eligible applicants and files of removed/rejected applicants.
- Collect rents, maintain petty cash, and ensure proper accounting of monies collected.
- File and maintain resident records, keeping an adequate supply of forms and postage on hand.
- Prepare budget recommendations and submit to Community Manager for review as part of annual budget process.
- Promote harmonious relations among tenants, employees, owners, and the local community.
- Enforce house rules in accordance with company policies and procedures.
- Make recommendations to management for improvement of company policies, procedures, and practices.
- Regular and reliable attendance during scheduled hours.

Education and/or ExperienceHigh school diploma or general education degree (GED); and one year related experience and/or training; or equivalent combination of education and experience.
Certificates, Licenses, and RegistrationsValid Driver's License and insurance is required.
Language SkillsAbility to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.
Mathematical SkillsAbility to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning AbilityAbility to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
