We are seeking a skilled Maintenance Technician II to join our team at Trilogy Residential Management. As a key member of our maintenance team, you will be responsible for ensuring the inside and outside of our properties meet our high standards for cleanliness, appearance, safety, and functionality.
Key Responsibilities- Perform technical and mechanical work to maintain and repair properties, including plumbing, electrical, HVAC, and appliance repairs.
- Inspect properties on an ongoing basis, identifying and correcting deficiencies, and ensuring compliance with company standards.
- Complete turnovers of vacant apartments, performing any required maintenance and ensuring properties are ready for new residents.
- Manage inventory, track usage, and notify the maintenance supervisor of re-ordering needs.
- Identify and qualify potential vendors, bidding out contracts and service work as needed.
- Conduct preventative maintenance programs, working with the Maintenance Supervisor to ensure properties are well-maintained.
- Conduct routine and periodic property inspections, identifying safety and risk management concerns, and communicating concerns to management.
- Ensure work orders are completed, and notification is left in apartments after each service is performed.
- Deliver notices to residents, and become proficient with property management software.
- Support cost-cutting and expense control programs, and be available for on-call/emergency calls seven days a week.
- Minimum of 2 years of experience as a Maintenance Technician.
- EPA and CPO certifications preferred.
- Proficient in plumbing, electrical, HVAC, and appliance repairs.
- Demonstrated ability to manage multiple and complex operational matters daily.
- Results-oriented with the ability to balance all business considerations.
- Excellent interpersonal skills and oral presentation skills.
- Possess exemplary customer service skills and help retain existing residents through great service.
We offer a competitive hourly rate of $20.00-$22.00, as well as various benefits, including continuous training, paid holidays, paid time off, 401k, housing discount, and medical benefits.
