Maintenance Operations Manager

The Maintenance Manager is a key member of the Goldrich Kest team, responsible for ensuring the overall appearance and maintenance needs of our properties are met. This role requires a high level of attention to detail, organizational skills, and the ability to work independently.
Key Responsibilities:- Direct and Supervise Maintenance Staff: Direct and supervise the daily activities of the property's maintenance team, ensuring all work is completed according to Goldrich Kest standards.
- Prioritize Work Assignments: Prioritize work assignments and evaluate job performance of maintenance associates, ensuring all work is completed efficiently and effectively.
- Coordinate Move-Ins and Repairs: Collaborate with the Community Manager to coordinate the move-in schedule and ensure the timeliness and effective completion of all repairs in preparation for new residents.
- Perform Maintenance Repairs: Perform, schedule, and supervise maintenance repairs throughout the property, including common area amenities, resident-occupied units, and vacant units in preparation for new resident move-ins.
- Manage Vendors and Supplies: Work with vendors to coordinate repairs, ensuring quality work is completed, and manage an up-to-date supply inventory of equipment, tools, and supplies for the property.
- Communicate with Community Manager: Communicate with the Community Manager regarding the status of work and any potential issues, reporting anything that may be a potential liability.
- Budget and Financial Management: Budget and maintain expenses in line with the budget, ensuring all financial responsibilities are met.
- Lead and Motivate Staff: Lead, motivate, and develop a successful staff, ensuring all team members are working efficiently and effectively.
- Comply with Company Policies: Comply with Goldrich Kest's key control policy, ensuring all keys are secured and no keys are taken home without authorization.
- Present a Professional Attitude: Present a professional, efficient attitude to ensure resident satisfaction while working within company guidelines.
- Ability to Interact Effectively: Ability to interact effectively with management, co-workers, visitors, and residents.
- Superior Customer Service Skills: Superior customer service skills, ensuring all residents are satisfied with the level of service provided.
- Strong Attention to Detail: Strong attention to detail, organizational, time-management, and problem-solving skills, ensuring all work is completed efficiently and effectively.
- Ability to Work Independently: Ability to work independently, with minimal supervision, and make decisions in a timely manner.
- Intermediate Computer Knowledge: Intermediate computer knowledge, including proficiency in software and systems used by Goldrich Kest.
