Job Summary

We are seeking a highly skilled and experienced Project Manager to join our team at Schaefer General Contracting Services. As a Project Manager, you will be responsible for overseeing the planning, execution, and delivery of construction projects from start to finish.

Key Responsibilities
  • Pre-Bid Phase: Attend pre-bid meetings with ownership and marketing to review bid/RFP details, assist the estimator with generating bid lists for subs and suppliers, review plans and specs, and assist with creating estimate templates in ProEst.
  • Bid Day: Organize and lead the bid day team, review subs bids for completeness, and assist with making calls to subs for missing items or information.
  • Post-Bid Phase: Assist the estimator with requested follow-up questions/clarifications from the owner/design team, participate in project hand-off meetings, and assist with sub-contractor buyout.
  • Preconstruction Phase: Oversee the APM/Coordinator's progress on job setup, budgeting, sub-contractor buyout, sub-contractor and supplier purchase orders, and project hand-off meetings.
  • Construction Phase: Ensure a safe and organized worksite, create and track RFIs, procure materials and equipment, estimate and create owner, sub-contractor, and internal change orders, accurately code supplier and sub-contractor invoices, and manage the overall project schedule and budget.
  • Closeout Phase: Ensure all final inspections and paperwork are received from AHJs, create and manage the final punch list, and assist with ensuring all subcontracts are closed out and all change orders/back-charges are correctly applied.
Requirements
  • Understanding of the Construction Industry: Strong knowledge of the construction industry, including all divisions and project sequencing.
