Job Summary

We are seeking a highly experienced and skilled Director of Preconstruction and Project Development to join our team at Midas Building Group. As a key member of our project management team, you will be responsible for leading our preconstruction efforts and ensuring the successful delivery of our projects.

Key Responsibilities
  • Preconstruction Leadership: Lead our preconstruction team through all aspects of the process, including bidding, soliciting of subcontractors, and working with clients, architects, vendors, and trade partners.
  • Proposal Management: Manage proposals from receipt, through compilation, turnover to operations, and negotiation during early release phases.
  • Estimating and Budgeting: Prepare take-off estimates and budgets at milestone intervals as required on a project-by-project basis.
  • Subcontractor Management: Develop bid scope for trade packages and vet subcontractors to ensure compliance with bid scope.
  • Design Review and Coordination: Review drawings and specifications; have a thorough understanding of the scope of work.
  • Cost Estimation and Value Engineering: Assemble a comprehensive cost estimate and include available value engineering options.
  • Site Logistics: Plan site logistics with input from field.
  • Construction Means and Methods: Knowledgeable in construction means and methods.
  • Communication and Interpersonal Skills: Strong interpersonal skills, able to build relationships and communicate effectively at all levels.
  • Technical Skills: Proficient in Microsoft Project, Microsoft Office including Microsoft Word, Excel, and Outlook.
  • Contract Management: Maintain thorough understanding of contract documents and subcontracts.
  • Meeting Management: Prepare meeting minutes for pre-construction meetings.
Requirements
  • 15+ years of experience with large commercial projects with a general contractor in both field and estimating.
  • Hospitality and multifamily experience preferred.
  • Engineering, architecture, or construction management degree preferred.
  • Strong leadership and management skills in directing an organization, department, or group.
  • Keen knowledge in estimating, scheduling, quality control, design review and coordination, proposal preparation.
  • Procore experience preferred.
  • Positive reputation and relationship with regional construction industry.
  • Strong business acumen in including understanding of project cost, schedule, and forecasting.
  • Focused on superior customer service with high attention to detail.
  • Exceptional work ethic and desire to lead and mentor.
