Community Sales Representative

Neighborhood Sales Associate

Position Overview:
This entry-level sales position is designed for individuals eager to learn about the new home sales and construction sector. The Sales Associate will receive mentorship from experienced Neighborhood Sales Managers and will support daily sales activities within various communities.
Key Responsibilities:
- Gain insights into the new home sales industry with the objective of acquiring the skills necessary to manage a community sales office.
- Shadow Neighborhood Sales Managers to understand diverse selling techniques employed by seasoned sales agents.
- Provide coverage for communities during the absence of Neighborhood Sales Managers.
- Strive to meet and surpass company sales targets.
- Participate in contract meetings alongside Neighborhood Sales Managers to familiarize yourself with the purchasing process.
- Engage in weekly site meetings to comprehend the complete customer experience.
- Take part in weekly escrow discussions.
Customer Engagement:
Greet all visitors to the model home with enthusiasm and build rapport. Utilize open-ended questions to uncover customer preferences and needs. Collect necessary information to complete registration cards thoroughly. Assist in the sales process and interact with potential buyers.
Prospect Management:
- Organize prospect registration cards for timely follow-up using the established system.
- Request appointments for prospects to return to the sales center if a contract is not signed during their initial visit.
- Communicate with prospects through phone and written correspondence.
- Maintain consistent follow-up with prospects using company-provided sales tools to enhance sales volume.
Realtor Relations:
- Document all realtor traffic.
- Maintain regular communication with realtors, providing them with current inventory updates.
Self-Prospecting:
- Review and follow up on previous prospect records regularly.
- Seek referrals from current and past customers.
- Follow up on company-generated leads and results from marketing efforts.
Sales Support:
- Ensure customer expectations are clearly set from contract signing to closing.
- Accurately process change orders for customer requests.
- Monitor loan approval and escrow processes as needed.
- Maintain regular communication with customers throughout the construction phase.
- Proactively seek referrals during the sales process.
Market Awareness:
Stay informed about competitors, their strengths, weaknesses, and any special promotions. Maintain a Competition Notebook with relevant information to effectively address objections.
Reporting Duties:
Assist in preparing and submitting various reports on a weekly basis, including:
- Sales and Closing Report
- Traffic Report
- Status Report
- Competition Report
Professional Standards:
- Exhibit professionalism in all interactions.
- Act with integrity and honesty.
- Continuously seek opportunities to enhance sales skills.
- Foster teamwork and open communication across departments.
Qualifications:
- California Real Estate License required.
- High school diploma required; college degree preferred.
- Experience in new home sales is advantageous.
- Proficient in computer applications, including Windows, Word, and Excel.
- Strong verbal and written communication skills.
- Proven ability to close sales and maintain organizational skills.
Compensation:
The estimated annual compensation for this role ranges from $80,000 to $100,000, including a base hourly rate and commission based on sales performance.
