Neighborhood Sales Associate

Role Overview:
This entry-level sales position is designed for individuals eager to learn about the new home sales and construction sector. The Sales Associate will receive mentorship from experienced Neighborhood Sales Managers and support daily sales operations within various communities.
Key Responsibilities:
1. Acquire knowledge of the new home sales industry, aiming to develop the skills necessary to manage a community sales office.
2. Shadow Neighborhood Sales Managers to understand diverse selling techniques employed by seasoned sales agents.
3. Provide coverage for communities during manager absences and assist in high-traffic areas.
4. Strive to meet and surpass company sales objectives.
5. Attend contract meetings alongside Neighborhood Sales Managers to grasp the purchasing process.
6. Participate in weekly meetings to enhance understanding of the overall customer journey.
Sales Engagement:
1. Greet all visitors with enthusiasm and build rapport.
2. Utilize open-ended questions to uncover customer needs and preferences.
3. Collect necessary information for registration cards during initial visits.
4. Assist in the sales process and engage with potential buyers.
Prospect Management:
1. Organize prospect registration cards for effective follow-up using the established system.
2. Request appointments for follow-up visits if contracts are not finalized during initial meetings.
3. Maintain communication with prospects through phone and written correspondence.
4. Regularly follow up with prospects using company-provided sales tools to boost sales volume.
Realtor Engagement:
1. Document all realtor interactions and maintain active communication.
2. Provide realtors with current inventory updates.
Self-Prospecting:
1. Review and follow up on past prospect records consistently.
2. Seek referrals from current and past customers.
3. Follow up on leads generated from advertising and marketing efforts.
Customer Service:
1. Set clear expectations for customers from contract signing to closing.
2. Accurately process change orders for customer requests.
3. Monitor and collect any additional deposits as required.
4. Maintain regular communication with customers throughout the construction phase.
Market Awareness:
1. Stay informed about competitors and their offerings.
2. Maintain a notebook documenting competitor pricing and features to effectively address customer objections.
Reporting Duties:
1. Assist in preparing weekly reports, including Sales and Closing Reports and Traffic Reports.
2. Ensure all documentation is submitted accurately and timely.
Professional Standards:
1. Exhibit professionalism in all interactions and uphold company values.
2. Engage in continuous improvement of sales skills and knowledge.
3. Foster teamwork and open communication across departments.
Qualifications:
Education: High school diploma required; college degree preferred.
Experience: Previous experience in new home sales is advantageous.
Skills: Proficiency in computer applications, effective communication skills, strong organizational abilities, and a proven track record in closing sales.
Compensation:
The estimated annual salary for this role ranges from $80,000 to $100,000, based on performance and commission structure.
