Position Title: Community Sales Representative

FLSA Status: Hourly Non-Exempt

Position Overview: This role serves as an entry-level sales position, aimed at gaining insights into the new home sales and construction sector. The Sales Representative will receive mentorship from experienced Community Sales Managers and will support the daily sales activities within various communities.

Key Responsibilities:

  • Engage in learning the new home sales process with the objective of acquiring the skills necessary to manage a community sales office.
  • Shadow Community Sales Managers to understand diverse selling techniques employed by seasoned sales professionals.
  • Provide coverage for communities in the absence of the Community Sales Manager or assist in high-traffic areas.
  • Strive to meet and surpass company sales objectives.
  • Participate in contract meetings with Community Sales Managers to familiarize with the purchasing process.
  • Attend weekly site meetings and collaborate with other departments to gain a comprehensive understanding of the customer journey.
  • Join weekly escrow discussions.
Sales Engagement:
  • Greet all visitors to the model with enthusiasm and build rapport.
  • Utilize open-ended questions to uncover customer preferences and requirements.
  • Collect necessary information to complete registration cards during the appropriate moments.
  • Assist in the sales process and engage with potential buyers.
Prospect Management:
  • Organize prospect registration cards for effective follow-up using the designated system.
  • Request appointments for prospects to revisit the sales center if a contract is not finalized during their initial visit.
  • Communicate with prospects through a mix of phone calls and written correspondence.
  • Consistently follow up with prospects using the sales tools provided to enhance sales performance.
Realtor Engagement:
  • Document all realtor interactions.
  • Maintain regular communication with realtors, providing them with updated inventory information.
Self-Prospecting:
  • Review and follow up on previous prospect records regularly.
  • Seek referrals from current and past customers and follow up on leads.
  • Address all company-generated leads and evaluate the outcomes of marketing efforts.
Customer Service:
  • Ensure customer expectations are set appropriately from contract signing to closing.
  • Accurately process all change orders for customer requests and modifications according to established protocols.
  • Monitor and collect any additional deposits or earnest money as required.
  • Inform the Community Sales Manager of any customer concerns during construction and learn how to address these issues.
  • Keep customers updated during the construction process and send progress photos.
  • Proactively seek referrals throughout the sales journey.
Market Awareness:
  • Maintain awareness of competitors, their strengths, weaknesses, and promotional activities.
  • Keep a Competition Notebook detailing pricing, floor plans, and features of competitors to effectively address objections.
Reporting Duties:
  • Assist in preparing and submitting weekly reports, including:
    • Sales and Closing Report
    • Traffic Report
    • Status Report
    • Buyer Profile Summary
    • Broker Activity Report

Qualifications:

Credentials/Certifications:
  • California Real Estate License Required
Education:
  • High school diploma; college degree preferred.
Experience:
  • Previous experience in new home sales is preferred.
Skills:
  • Proficient in computer applications, including Windows, Word, and Excel.
  • Effective communication skills, both written and verbal.
  • Demonstrated ability to close sales.
  • Strong organizational skills and attention to detail.
  • Ability to perform essential job functions in line with company standards.
Compensation: The estimated annual compensation for this role ranges from $80,000 to $100,000, which includes a base hourly rate plus commission based on sales performance.
