Position: Property Manager

ROLE SUMMARY

As the Property Manager, you will be at the forefront of leading the on-site team to ensure the property achieves its highest potential and maintains resident satisfaction. Your leadership skills will be essential in motivating, mentoring, and developing your team, while also delivering exceptional customer service to residents and making informed operational decisions.

REPORTING STRUCTURE

This role reports directly to the Senior Director or Director of Real Estate.

KEY RESPONSIBILITIES

  • Contribute to the property budget development by analyzing financial statements, assessing marketing data, and reviewing operational reports to identify performance trends.
  • Achieve revenue targets by establishing rental rates, ensuring timely collection and posting of rents and fees, and preparing monthly financial reports.
  • Authorize vendor invoices by verifying work completed, ensuring compliance with insurance requirements, and coordinating communication between vendors and the accounting team.
  • Manage expenditures by adhering to the approved budget and overseeing the petty cash fund.
  • Enforce lease agreements by evaluating resident applications, conducting apartment inspections, and managing lease renewals and evictions as necessary.
  • Analyze market trends to develop effective marketing and leasing strategies aimed at maximizing occupancy and revenue.
  • Enhance resident satisfaction by promptly addressing complaints and service requests, ensuring that maintenance teams meet company standards.
  • Conduct regular inspections of the property to ensure safety, cleanliness, and overall appeal of the grounds and facilities.
  • Supervise property staff through recruitment, training, and performance management in alignment with company policies and objectives.
  • Support owner relations by providing updates on property performance and addressing owner inquiries as needed.

QUALIFICATIONS

To excel in this role, candidates must meet the following qualifications:

  • High School Diploma or equivalent is required.
  • A valid driver's license is necessary.
  • A Bachelor's degree is preferred.
  • Minimum of 3 years of experience in on-site property management.
  • Certifications such as CPM or CAM are advantageous.
