Key Responsibilities

The Associate role is crucial within the Asana Partners framework, reporting directly to the Investment Accounting leadership team while collaborating closely with the Chief Financial Officer, Asset Management, Treasury, and Corporate Accounting. This position entails:

  • Ensuring precise and timely accounting for a diverse portfolio of investments, including the preparation of accounting support documentation, financial statements, and the communication of financial insights across various departments.
  • Participating in the monthly, quarterly, and annual closing processes, along with internal and external reporting obligations.
  • Engaging in budgeting, reforecasting, and business intelligence initiatives to support the company's financial objectives.
  • Contributing to the overall financial integrity of Asana Partners, including assisting with the annual audit of financial statements and upholding essential accounting controls.
Essential Duties
  • Conducting regular journal entries, balance sheet reconciliations, variance analysis, and internal/external financial reporting.
  • Overseeing the timely monthly closure of property general ledgers and the generation of property-level financial statements.
  • Reviewing budget-to-actual discrepancies for all properties and identifying key drivers of variances in property Net Operating Income.
  • Collaborating with the Investment Accounting leadership and Asset Management teams on budgeting and reforecasting for all properties.
  • Working alongside the Asset Management team to analyze accounts receivable details and coordinate with operations teams to determine necessary bad debt reserves, ensuring compliance with lease terms.
  • Participating in departmental initiatives aimed at enhancing processes and automating manual tasks.
  • Assisting with special projects or tasks that align with the company's overarching goals.
  • Contributing to the development of procedures related to financial reporting and internal controls.
Qualifications
  • Minimum of 1 year of relevant experience.
  • Bachelor's Degree in accounting, finance, business, or a related field; MACC or CPA or equivalent preferred.
  • Strong technical accounting skills with a solid understanding of GAAP, with a preference for fair value accounting.
  • Experience in commercial real estate, particularly in retail or mixed-use properties, is highly desirable.
  • Proficiency in Excel, Word, and PowerPoint.
  • Familiarity with Yardi and Argus Enterprise is preferred.
  • Demonstrated strong work ethic, self-motivation, and the ability to exercise effective independent judgment.
  • Exceptional attention to detail and a commitment to quality.
  • Strong organizational skills and the ability to manage multiple competing priorities.
  • Capability to meet critical deadlines and work independently.
  • Interest in process improvement and documentation.
  • Limited travel required.
Experience

1+ years of relevant experience.

Education

Bachelor's Degree in accounting, finance, business, or a finance-related field; MACC or CPA or equivalent preferred.
