About the Role

Avenue5 Residential is seeking a highly skilled District Manager to oversee the operations of several properties, ensuring efficient operations, vendor management, lease administration, and resident satisfaction.

Key Responsibilities
  • Oversee property operations, including resident satisfaction, lease administration, and property maintenance.
  • Manage vendor contracts and maintenance, ensuring timely and cost-effective services.
  • Develop and implement strategic marketing plans to attract and retain residents.
  • Prepare and manage property budgets, P&L statements, and general ledgers.
  • Ensure compliance with company standards, property management agreements, and regulatory requirements.
  • Respond to resident complaints and issues, and serve as liaison to corporate office.
  • Oversee site natural disaster and emergency evacuation plans, and manage property and associate safety records.
Requirements
  • High School diploma or equivalent required; Bachelor's degree preferred.
  • Five to ten years of property management experience required; three to five years of direct management experience required.
  • Prior experience in Yardi or equivalent property management system required.
  • Real estate license as required by state or local law.
  • Understanding of HUD and/or loan assistance process preferred.
  • Knowledge of P&L statements, GLs, budgeting, and resident rental lifecycle activities required.
Skills and Qualifications
  • Ability to effectively interact with residents, suppliers, and associates.
  • Strong leadership and communication skills.
  • Ability to create a climate in which associates want to do their best.
  • High degree of initiative and problem-solving ability.
  • Intermediate level knowledge with Microsoft Office Suite.
  • Ability to organize work, engage in multiple tasks simultaneously, and meet deadlines.
