The Preconstruction Operations Manager plays a pivotal role in leading and supporting the estimating and preconstruction teams at Christa Construction. This position is crucial for ensuring client satisfaction through exceptional quality, service, and value. They should possess a positive demeanor, confidence, and a passion for delivering outstanding customer service while effectively coordinating with vendors and communicating with internal teams. Building strong relationships, collaborating with various stakeholders, and delegating tasks appropriately are essential skills for this role.

Key Responsibilities

  • Ensure client satisfaction by consistently meeting or surpassing expectations while upholding Christa's commitment to exemplary business ethics and principles.
  • Oversee, plan, organize, coordinate, and schedule preconstruction activities involving clients, architects, engineers, municipalities, consultants, and other stakeholders across multiple projects.
  • Facilitate effective communication within the project team, ensuring timely dissemination of information.
  • Identify and resolve challenges while adhering to the design-development timeline and managing costs.
  • Coordinate and document design meetings, preparing and distributing minutes, and following up on action items.
  • Conduct quality assurance and constructability reviews of design documents at various design stages.
  • Monitor design scope changes that may impact budget or schedule, advising the project team on potential solutions.
  • Lead value enhancement initiatives to benefit clients, including developing and presenting ideas to the design team and customers.
  • Assist the design team in programming and design developments to align construction documents with client budgets and expectations.
  • Create preliminary construction schedules based on client needs, project critical paths, construction sequences, and trade durations.
  • Support the estimating team with subcontractor procurement and bid descoping.
  • Ensure a smooth transition of projects from Preconstruction and Estimating to operations, facilitating proper handoff meetings and information transfer.
  • Participate in client presentations as necessary.
  • Contribute to the development of owner contracts and contract exhibits.
  • Assist in procuring subcontractors and suppliers on a project-by-project basis.

Autonomy and Accountability

Objectives and their achievement will be defined by the direct supervisor or established procedures. Situations not covered by rules or procedures will be referred to the supervisor. All assignments, including task performance, will be reviewed in detail by the supervisor.

Technology / Skills

  • Ability to read and comprehend all construction documents.
  • Understanding of the design-build process.
  • Thorough knowledge of contract and insurance documents.
  • Technical expertise in all structural trades.
  • Ability to understand geotechnical, structural, and material testing requirements.
  • Knowledge of soil types and properties, with the ability to interpret soil reports.
  • Experience managing public utility installations and understanding easement processes.
  • Familiarity with sediment and erosion control practices.
  • Technical understanding of site development and building envelope trades.
  • Knowledge of mechanical, electrical, plumbing, and fire protection trades.
  • Understanding of construction costs and estimates.
  • Familiarity with fair housing and ADA codes.
  • Experience in coordinating and obtaining permits from municipalities.
  • Understanding of building codes and envelope requirements.
