We are seeking a highly skilled and experienced Land Planning and Entitlement Manager to join our team. As a key member of our Land Development team, you will be responsible for managing land projects through the entitlement process to achieve scheduled milestones for the recording of plats, obtaining development permits, and completing subdivision improvement and utility plans.



In this role, you will work closely with the Sales, Construction, and Finance teams at Pulte Homes, as well as with officials from local municipalities, professional consultants, legal counsel, and land development contractors. You will also collaborate with the Area management team to support programs established by them.



Your primary responsibilities will include:





  • Managing day-to-day activities of project due diligence, feasibility budgets and schedules, planning and entitlement, and budgeting activities.

  • Assigning and managing due diligence projects for designated business units or geographic areas.

  • Assessing project risks and participating in establishing feasibility budgets and schedules for consulting and engineering development activities.

  • Coordinating project management activities with the Division VP and the Operations Team to facilitate timely project start-up.

  • Managing all land budget activities, ensuring consistent and accurate budget data.

  • Monitoring vital document compliance, including SWPPP, NOI, NOT, and various other permits.

  • Hiring, training, motivating, and evaluating staff.

  • Reviewing Purchase Agreements for necessary entitlement deal points and monitoring compliance with terms.



As a successful candidate, you will have a minimum of 4 to 6 years of related experience and a Bachelor's degree in one of the following areas: Business, Engineering, or Landscape Architecture. You will also have a valid driver's license, as driving is an essential function of this position.



PulteGroup, Inc. and its affiliates offer a competitive salary range of $80,000 to $110,000 per year, depending on experience, location, and other factors. We also offer a comprehensive benefits package, including medical, dental, and vision insurance, 401(k) matching, and paid time off.
