We are seeking a highly skilled and organized Project Director to lead our construction projects in the Richmond market. The ideal candidate will have a strong background in project planning, budgeting, and risk management.

Key Responsibilities:

Project Planning & Scheduling:

  • Develop detailed project plans, schedules, and timelines to ensure timely completion.
  • Manage project phases, including design, pre-construction, and construction, to meet client expectations.
  • Ensure all milestones and deadlines are met efficiently, minimizing delays and cost overruns.

Budgeting & Cost Control:

  • Prepare and maintain project budgets, monitoring expenses to ensure alignment with financial projections.
  • Identify and address potential cost overruns, implementing mitigation strategies to minimize financial impact.

Contract Management:

  • Oversee contract negotiations and manage relationships with subcontractors, vendors, and suppliers to ensure compliance with contract terms and company policies.
  • Negotiate change orders and handle contract modifications as needed, ensuring minimal disruption to project timelines.

Quality Control & Safety Compliance:

  • Ensure all construction activities adhere to industry standards and quality benchmarks, maintaining a safe and healthy work environment.
  • Implement safety programs and protocols, conducting regular site inspections to maintain compliance with local codes and regulations.

Stakeholder Communication:

  • Serve as the primary point of contact for clients, architects, engineers, and other stakeholders, providing regular updates on project progress, risks, and issues.
  • Resolve any conflicts or issues that arise during construction, ensuring minimal disruption to project timelines.

Risk Management:

  • Identify potential risks and develop mitigation strategies to minimize financial impact and ensure project success.
  • Implement contingency plans for unexpected project delays or challenges, ensuring minimal disruption to project timelines.

Permit & Regulatory Compliance:

  • Ensure all necessary permits and licenses are obtained before project initiation, maintaining compliance with local regulations.
  • Keep up-to-date with local building codes and regulations, avoiding delays or compliance issues.

Resource Management:

  • Allocate resources efficiently, including manpower, materials, and equipment, to ensure project success.
  • Coordinate deliveries and schedule subcontractor activities to prevent delays, maintaining a smooth project workflow.

Project Closeout:

  • Ensure all punch list items are completed, and the project is delivered to the client on time and within budget.
  • Manage the final walkthrough with clients and stakeholders, ensuring satisfaction with the project outcome.
  • Oversee the submission of project documentation, including as-built drawings and warranties, maintaining compliance with company policies and industry standards.
