Job Overview

Primary Objective:

The Director of Plant Operations is responsible for overseeing and managing the maintenance and operational functions of the facilities. This role ensures that all systems, including electrical, plumbing, mechanical, fire safety, and HVAC, are maintained according to established standards and regulatory requirements.

Key Responsibilities:

  1. Delegate tasks to maintenance personnel effectively.
  2. Assess and prioritize work orders based on urgency and significance.
  3. Conduct inspections to ensure adherence to quality standards.
  4. Identify necessary materials, tools, and supplies for maintenance tasks.
  5. Collaborate with marketing and housekeeping teams to manage apartment turnovers.
  6. Communicate equipment maintenance concerns to management and provide repair or replacement recommendations.
  7. Oversee installations, inspections, and preventive maintenance for all mechanical systems across locations.
  8. Manage inspections and maintenance of heating, cooling, ventilation, and boiler systems.
  9. Supervise general repairs including painting, flooring, and landscaping.
  10. Coordinate renovation projects and the construction of new facilities.
  11. Monitor and evaluate major contract work related to building systems.
  12. Engage with new residents to explain maintenance protocols and services.
  13. Maintain inventory and order supplies to ensure operational readiness.
  14. Draft the initial Operating Budget for the maintenance department.
  15. Keep records of work orders and maintenance logs for compliance and review.
  16. Participate in leadership and committee meetings to enhance community quality.
  17. Respond to resident maintenance requests in a timely and professional manner.
  18. Screen and hire maintenance staff, recommending promotions and transfers as necessary.
  19. Conduct annual performance evaluations for maintenance team members.
  20. Provide training for new hires on policies and equipment use.
  21. Facilitate fire safety training for staff and ensure compliance with safety regulations.
  22. Review and update departmental policies and safety protocols annually.
  23. Address and resolve resident complaints regarding maintenance services.
  24. Evaluate appliance functionality in apartments and determine repair or replacement needs.
  25. Coordinate maintenance activities with department managers, keeping them informed of progress.
  26. Suggest improvements to enhance service efficiency and effectiveness.
  27. Prepare financial reports related to payroll and departmental expenses.
  28. Perform hands-on maintenance tasks during emergencies or staffing shortages.
  29. Establish a schedule for routine maintenance tasks on a monthly, quarterly, and annual basis.
  30. Conduct team meetings to discuss policies and address resident feedback.
  31. Set standards and procedures for maintenance staff operations.
  32. Ensure compliance with training requirements for all employees.

Essential Qualifications:

  1. Strong interpersonal skills to interact effectively with residents, staff, and contractors.
  2. Proficient in the installation, inspection, and maintenance of essential systems.
  3. Knowledgeable about sanitation and safety standards.
  4. Commitment to delivering high-quality service.
  5. Minimum high school diploma with additional training in maintenance or related fields.
  6. Understanding of management principles related to human resources and team coordination.
  7. Ability to communicate effectively in English.
  8. Demonstrated leadership skills to motivate and guide staff.
  9. Exhibits professionalism, patience, and responsibility.
  10. Awareness of resident rights and confidentiality requirements.
  11. Strong communication abilities.

Physical Requirements:

  1. Capable of performing physical tasks that involve significant use of arms and legs.
  2. Able to operate maintenance equipment and instruct others in its use.
  3. Must be able to work in various environmental conditions, including heat and exposure to chemicals.
