Job Overview:

The Property Leasing Specialist is responsible for marketing and leasing the property, ensuring a safe and appealing living environment for residents, delivering exceptional service quality, maintaining resident satisfaction, optimizing operational efficiency, and achieving strong financial outcomes.

  • Execute sales and marketing strategies both on-site and off-site to meet occupancy targets; adapt strategies based on market dynamics, competitive influences, apartment turnover rates, and other factors affecting occupancy; stay informed about competitive properties and market trends, making recommendations as necessary.
  • Ensure compliance with the Fair Housing Act; conduct apartment showings and leasing; qualify prospective residents in accordance with program requirements; manage the lease renewal process.
  • Engage regularly with residents; communicate effectively, courteously, and professionally with residents, colleagues, management, and guests to address all concerns promptly.
  • Adhere to Enterprise Residential's policies and procedures as well as external regulatory requirements; maintain a solid understanding of operational and human resources policies.
  • Collect rents, oversee and manage delinquencies and collections, and maintain accurate financial records.
  • Prepare, monitor, and distribute reports related to various operational and financial metrics.
  • Promote resident services initiatives in collaboration with the Resident Services Department; drive community-level engagement through social, educational, and planned activities and events.
  • Participate in and attend all mandatory training sessions.
  • Keep the Property Manager informed of any information that may impact property operations.
  • Support other communities as directed by management.
  • Perform additional duties as assigned.
Supervisory Responsibilities:

This role does not include supervisory responsibilities.

Qualifications:
  • Bilingual (Spanish/English) preferred.
  • High School Diploma or G.E.D.
  • Previous experience in sales or leasing is preferred.
  • NCHM COS (Certified Occupancy Specialist) & TCS (Tax Credit Specialist) Certification or equivalent certification from a nationally-recognized compliance training program, or the ability and commitment to obtain certifications at the next available course offering.
  • Ability to thrive in a fast-paced environment, demonstrating strong organizational and follow-up skills, along with the capability to manage multiple priorities.
  • Strong verbal and written communication skills, with the ability to interact in English with a diverse group of associates, residents, and external agencies.
  • Ability to read in English at a level sufficient to comprehend policies and procedures, safety notices, general business correspondence, and documentation.
  • Proficient computer and keyboarding skills, with expertise in Microsoft Word and Excel, and the ability to quickly learn new applications.
  • Excellent interpersonal skills, with a positive attitude, enthusiasm, and energy. Strong customer service orientation towards older adults.
  • Meticulous attention to detail.
  • Ability to manage a high volume of telephone inquiries.
