The Facilities Maintenance Supervisor plays a crucial role, reporting to the Community Manager or Maintenance Manager, in ensuring the upkeep and functionality of one or multiple properties.


Key Responsibilities:

  • Engage in all maintenance initiatives, which includes regular inspections of units, buildings, and communal areas; executing repairs and cleaning tasks as necessary, along with specific maintenance duties outlined below.
  • Organize work order requests, prioritizing maintenance tasks effectively.
  • Oversee contractor activities related to maintenance, which may involve negotiating contracts and defining the scope of work.
  • Manage inventory and usage of maintenance supplies, as well as training maintenance staff and colleagues.
  • Maintain precise records concerning preventive maintenance, work orders, apartment renovations, annual inspections, inventories, and purchase orders, while being well-versed in contracts and suppliers.
  • Assist the Community Manager or Maintenance Manager in coordinating annual apartment inspections and during resident move-in and move-out assessments.
Responsible for executing detailed maintenance tasks, including but not limited to:

a. Conducting minor electrical repairs on appliances, fixtures, switches, outlets, and circuits.

b. Performing light plumbing duties, such as clearing blockages and replacing fittings.

c. Replacing damaged glass, tiles, carpets, screens, disposals, fixtures, appliances, drapes, and locks.

d. Carrying out carpentry tasks, including door fittings, window adjustments, shelf construction, and floor refinishing.

e. Painting both interior and exterior surfaces.

f. Assisting with custodial tasks, including sweeping, mopping, vacuuming, and cleaning windows in shared spaces.

g. Repairing concrete, masonry, roofing, and fencing as needed.

h. Supporting extermination efforts when necessary.

  • Participate in an on-call rotation for evening, weekend, holiday, and emergency situations.
  • Ensure storage areas and entrances are secured and well-lit.
  • Stay informed about and comply with all relevant building codes.
  • Understand the locations of water and gas meter shut-offs, as well as all apartment and fixture cut-offs, and sewer clean-outs, while posting maps as required. Adhere to OSHA standards and company safety protocols at all times.
  • Conduct scheduled maintenance on all equipment according to manufacturer recommendations and operational manuals.
  • Ensure effective, timely, and professional communication with residents, contractors, and the property management team regarding all maintenance services.
  • Perform additional duties as assigned.

Qualifications:

Required Experience:

  • Minimum of 3 years of full-time maintenance experience or experience in a related field.
  • Experience in residential property maintenance is preferred.
  • Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurbishing, and cleaning, as well as air-conditioning.
  • Any specific skills required by the property.
  • Willingness to assist in areas beyond strict repair maintenance, such as janitorial, custodial, gardening, and painting.
  • Boiler license, if required by property facilities.
  • Familiarity with contract work hours and OSHA Standards is necessary.

Required Education/Training:
  • High School diploma or equivalent trade-related courses are required.
  • Any college or advanced technical training is preferred.
  • Any specific certifications required by the property.

Required Skills and Abilities:

  • Valid Driver's License and acceptable driving record are required.
  • Mechanical/Trade skills and abilities as outlined in required experience.
  • Ability to work professionally with coworkers and residents in a demanding environment.
  • Must be able to work safely and follow safety directives.
  • Requires the ability to read, speak, and comprehend work instructions and safety notices in English.

Working Conditions:

  • Work conditions will vary from clean rental units to extremely dirty jobs such as plumbing repairs and grounds maintenance.
  • Exposure to cleaning solvents, paint fumes, dust, sharp objects, and live electrical wiring is expected.
  • Must be willing to work evenings, weekends, holidays, and on-call hours as required.
Salary Range Information

The displayed range reflects the targeted base salary for the position.

Within this range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
