Job Title: Facilities Maintenance Supervisor

Job Summary: EMCOR Facilities Services is actively seeking a Facilities Maintenance Supervisor. This role is essential for overseeing the operation, replacement, repair, and upkeep of building-related mechanical, electrical, control systems, plumbing, air handling units, pumps, heat exchangers, expansion joints, and other mechanical systems within facilities. The position requires handling heavy mechanical equipment and may involve working in extreme temperature conditions. The supervisor will respond to service requests and take immediate action to address emergency situations or system failures.

Key Responsibilities:
  • Oversee and ensure the effective performance of preventive maintenance across all equipment.
  • Supervise and assist in the maintenance of site equipment and building infrastructure.
  • Document and implement corrective measures for any identified deficiencies.
  • Monitor subcontractor activities and provide necessary reports.
  • Manage the operation, replacement, repair, and maintenance of all related mechanical, electrical, control systems, air handling units, pumps, motors, heat exchangers, and expansion joints.
  • Request necessary materials to complete required repairs.
  • Supervise routine and preventive maintenance tasks, including filter changes, lubrication, and performance checks of building systems and equipment.
  • Conduct inspections of mechanical and electrical systems, trace electrical circuits, operate switchgear, and prepare reports for the Assistant Chief Engineer.
  • Perform additional duties as required within the scope of contractual obligations.
  • Organize and lead weekly safety toolbox meetings and training sessions.
  • Conduct performance evaluations of staff and manage disciplinary actions in accordance with human resource guidelines; make hiring and termination recommendations to the Assistant Chief Engineer.
  • Facilitate staff meetings to support the Assistant Chief Engineer in implementing hospital practices and policies.
  • Complete necessary documentation, including timesheets, expense reports, service reports, and maintenance records.
Qualifications:
  • At least five (5) years of experience in operating central building equipment, including HVAC, mechanical, plumbing, electrical, and electronic systems. Proven ability to repair building electrical, plumbing, and HVAC auxiliary systems.
  • Valid driver's license and specific license requirements as outlined in the Service Level Agreement.
  • Ability to read and understand instructions, including safety policies and procedure manuals. Proficient in writing routine reports and correspondence.
  • Basic mathematical skills and the ability to read blueprints and technical schematics.
  • Experience in safely securing hydronic and electrical systems for maintenance purposes.
  • Proficient in brazing and soldering copper pipe and threading black pipe.
  • Basic carpentry skills and strong knowledge of building auxiliary systems, such as fire-life safety and emergency generators.
  • Ability to follow written and oral instructions and perform arithmetic calculations.
  • Strong understanding of safe work practices typical for maintenance operations.
  • Ability to safely perform physically demanding tasks, including wearing a respirator, climbing ladders, and lifting heavy objects.
  • Hospital experience is preferred.
Physical Requirements:
In an 8-hour workday, the candidate must be able to bend, squat, kneel, lift, twist, climb, reach, stand, and walk; use hands for repetitive motions; frequently lift and carry objects weighing up to 50 pounds and move objects exceeding 100 pounds. Travel by company vehicle to various work locations may be required.
