Community Engagement Specialist

The primary responsibilities of the Assistant Community Manager at Grand Peaks Property include assisting the Community Manager in effectively managing the property and assuming the responsibilities of the manager in their absence.
Key Responsibilities:
- Employee Training and Development: Assist in training and developing employees to ensure they have the necessary skills and knowledge to perform their duties effectively.
- Resident Records and Communication: Maintain accurate and up-to-date resident records, and communicate with residents in a professional and courteous manner.
- Notice Issuance and Rent Collection: Issue notices as necessary, including late payments, evictions, and returned checks, and collect monies from residents in a timely and efficient manner.
- Financial Management: Post rents, deposits, and fees, and manage and maintain low delinquency for the community.
- Reporting and Analysis: Prepare and update reports as delegated by the Community Manager, and analyze data to identify trends and areas for improvement.
- Customer Service: Greet customers, offer refreshments, and sell property benefits, and respond to calls and inquiries from customers, residents, and vendors in a professional and courteous manner.
- Qualification and Leasing: Qualify customers per property guidelines and adhere to all Fair Housing and OSHA laws, and collect all required new lease paperwork, fees, and deposits.
- Property Inspection and Maintenance: Conduct daily inspections of models, vacant units, and office appearance to ensure readiness, and report service needs to the manager or maintenance.
- Market Research and Analysis: Be aware of local market trends and conditions, and update the Market Survey monthly.
- Reporting and Communication: Complete daily, weekly, and monthly leasing and marketing reports as required, and communicate with the Community Manager and other site staff to ensure effective communication and collaboration.
- Resident Retention and Services: Plan, budget, organize, and oversee resident retention functions, and develop a comprehensive understanding of residents to offer services they will utilize.
- Marketing and Promotion: Create flyers and other resident function promotional materials for approval, and ensure that all marketing material is updated and accurate.
- Community Engagement: Monitor and supervise activity in the community, including intervening in situations where residents and/or guests are not following rules, and develop a comprehensive understanding of residents to offer services they will utilize.
- Leadership and Collaboration: Be an active member of the site team, working collaboratively with the manager and other site staff to meet property needs and resolve resident problems, and assume/perform the duties of the Community Manager in their absence.
