About the Role

We are seeking an experienced Maintenance Operations Manager to join our team at Retirement Housing Foundation. In this critical role, you will oversee daily work orders, ensure preventative maintenance scheduling and performance, and maintain storage and electrical rooms.

Key Responsibilities

  • Complete daily work orders efficiently and effectively, prioritizing tasks based on urgency and importance.
  • Unclog trash compactors twice a day to maintain a clean and hygienic environment for residents.
  • Routinely inspect buildings, roofs, and common areas for any deficiencies or safety hazards, reporting them promptly to the Building Manager and direct Supervisor.
  • Develop and implement a preventative maintenance schedule to minimize equipment downtime and extend the lifespan of assets.
  • Repair and unclog toilets, sinks, bathtubs/showers, and exterior drains to ensure optimal plumbing functionality.
  • Perform appliance repair services for refrigerators, stoves, garbage disposals, and other essential equipment.
  • Replace lights, fixtures, and electrical outlets as needed, ensuring compliance with safety standards.
  • Patching, painting, and caulking services to maintain a safe and attractive living environment.
  • HVAC repair and maintenance to regulate temperature and humidity levels.
  • Maintain each storage and electrical room in an orderly and clean manner, adhering to safety protocols.
  • Conduct monthly fire extinguisher inspections to ensure readiness and compliance.
  • Schedule and complete unit turnovers, including custodial duties, to prepare apartments for new residents.

Requirements

  • Must be able to communicate effectively in English, both verbally and in writing.
  • Candidate must be able to function in an on-call capacity and have reliable transportation to respond to emergencies.
  • Ability to lift or move objects weighing at least 50 pounds, as required by the job.
  • Must be able to handle constant change in a fast-paced environment, dealing with multiple people and various situations simultaneously.
  • Ability to take initiative and work independently, with minimal supervision.
  • Must have at least 4-6 years' experience in maintenance operations, preferably in a similar setting.
  • REAC/NSPIRE knowledge and other regulatory inspections is highly desirable.

Estimated Salary Range

$65,000 - $85,000 per year, depending on experience and qualifications.
