Role Summary :
Under the guidance of the Community Manager and/or Assistant Manager, the Leasing Consultant plays a crucial role in the execution of marketing strategies and promotional activities. This position is essential for fostering and maintaining relationships with both prospective and current residents, while also being responsible for the leasing process of the property.
The ideal candidate will demonstrate outstanding attendance, communication skills, and the ability to cultivate long-lasting business relationships, all while maintaining a high level of professionalism.
Key Responsibilities :
This job description is not exhaustive and may include additional tasks as assigned by management.
Foster a positive and inviting atmosphere for residents, visitors, and team members. Assist in the creation and execution of resident engagement programs. Utilize property management software to log and monitor service requests. Support the process of attracting, evaluating, and selecting potential residents in compliance with applicable laws and regulations. Conduct market analysis and prepare traffic reports. Manage the lease renewal process effectively. Assess the needs of prospective residents. Prepare and organize lease documentation. Collect overdue rents and other financial obligations owed to the property. Oversee the move-in and move-out procedures. Answer incoming calls and greet residents and visitors warmly, addressing inquiries related to property operations. Follow up with all visitors via phone or email promptly after their initial visit. Send appreciation notes to guests after their visit. May be required to assist with housekeeping tasks as necessary.Required Knowledge, Skills, and Abilities :
Ability to work a flexible schedule, including evenings and weekends. Exhibit professionalism in both appearance and work ethic. Travel may be necessary for property-related business; a valid government-issued ID or driver's license may be required. Assist in emergency situations in the absence of the Community Manager or Assistant Community Manager. Strong customer service skills are essential. Excellent written and verbal communication skills are required. Proficiency in reading, writing, and speaking English is necessary.Education and Experience Requirements :
High School Diploma or equivalent is required. Familiarity with One Site software is preferred. A minimum of one year of experience in property management is preferred. Experience in affordable housing, Tax Credit, HUD, or Rural Development is advantageous.Physical Requirements :
Must be able to navigate all areas of the property, including multi-level structures, with or without elevator access. Ability to work on a computer for a minimum of 7 hours daily, either standing or sitting. Create a welcoming office environment for potential residents. Conduct tours of model apartments and perform daily inspections to ensure curb appeal. Effectively communicate with applicants, residents, vendors, and supervisors regarding daily property operations.
