We are seeking a highly skilled MEP Project Manager to join our team at J. E. Dunn Construction Group. As a key member of our construction management team, you will be responsible for leading all aspects of MEP project management, ensuring timely and within-budget delivery of complex construction projects.
Key Responsibilities- Safety Culture Leadership: Develop and implement a comprehensive safety culture program, promoting a zero-injury environment through individual actions and mentoring others.
- Prestart Process Management: Oversee the JE Dunn prestart process, ensuring seamless project execution.
- Preconstruction Support: Collaborate with the preconstruction team to develop quantity takeoff, trade coordination, and scope of work, including bid package development, schedule creation, and bid advertisement.
- Buyout Schedule Planning: Lead the planning and implementation of the buyout schedule, verifying pricing and scope, identifying successful bidders, and managing subcontract issuance.
- Submittal Schedule Coordination: Manage the submittal schedule setup, coordinating priorities with the team, reviewing and approving shop drawings and samples prior to submittal to architects or engineers.
- Subcontractor Management: Ensure approved submittals are returned to subcontractors and available to the project team per the project schedule and contract.
- Logistics Coordination: Collaborate with Logistics to obtain pricing on materials and equipment.
- Risk Management: Confer with risk management to ensure approval and/or bonding requirements for subcontractors, reviewing decisions with the project leader and providing ongoing risk analysis throughout the project lifecycle.
- Stakeholder Coordination: Coordinate with various stakeholders, including subcontractors, owners, field teams, design teams, vendors, and others.
- Change Request Management: Disseminate change requests to subcontractors for pricing and schedule input, gathering and evaluating subcontractor pricing to confirm accuracy, and preparing and submitting change requests for owner/architect approval.
- Meetings and Communication: Lead various meetings, including monthly project reviews, progress meetings, and OAC meetings, and complete monthly subcontractor and owner pay application processes.
- Project Schedule Development: Prepare project schedules with the Project Superintendent, gathering input from the project team and utilizing Lean principles as appropriate, and developing and updating project schedules for both preconstruction and construction activities.
- Schedule Impact Identification: Identify potential schedule impacts, including scope, weather, manpower, and changes, and facilitate mitigation plans for these impacts.
- Documentation and Reporting: Provide written documentation for decisions affecting various aspects of the project, employing current best practices for documentation requirements, and providing regular reporting and analysis to project teams to communicate overall project status and profitability.
- Cost and Margin Forecasting: Prepare monthly cost and margin forecasts with input from the superintendent and review with the project team, participating in the development of the project budget, and regularly reviewing costs relative to the budget and highlighting discrepancies to enable improved financial performance.
- Project Closeout: Lead the overall project closeout process using best practice standards, tools, and processes, including the close-out punch list, financials, subcontracts, warranties, and interfaces with region/company legal counsel as appropriate.
- Education: Bachelor's degree in construction management, engineering, or a related field.
- Experience: 5+ years of construction management experience.
- Skills and Abilities: Ability to perform work accurately and completely, and in a timely manner; communication skills, verbal and written; ability to conduct effective presentations; proficiency in MS Office; ability to apply fundamentals of the means and methods of construction management to projects; thorough knowledge of project processes and how each supports the successful completion of a project; ability to build relationships and collaborate within a team, internally and externally; proficiency in project management and accounting software; proficiency in required construction technology; proficiency in scheduling software; ability to apply Lean process and philosophy; ability to manage budgets, maximize profitability, and generate future work through building relationships.
- Valid Driver's License: Required.
- Lifting Ability: Ability to lift up to 25 pounds.
- Travel and Relocation: May require periods of travel and/or relocation.
- Non-Traditional Hours: Must be willing to work non-traditional hours to meet project needs.
- Extreme Conditions: May be exposed to extreme conditions (hot or cold).
- Assignment Location: Assignment location may include project sites and/or in the office.
- Frequent Activity: Sitting, viewing computer screen.
