Oversee the operations of the Facilities Department, ensuring the daily maintenance and repairs of the property. Manage all facilities personnel, delegate work assignments, and coordinate duties, scheduling, and capital projects. Prepare budgets for yearly department expenditures and capital expenditures on equipment, repairs, building repairs, construction, and design projects. Work with construction managers to complete all construction projects and with architects and designers on the planning and permitting of all projects. Investigate, research, and interview vendors for items and services. Respond to emergency situations, such as power outages, alarms, and flooding. Develop policies and guidelines pertinent to areas of responsibilities. Foster teamwork, employee morale, motivation, and open communication. Act as a role model and coach, developing employees using a consistent, approachable demeanor and clearly articulating expectations. Ensure team members understand and are held accountable for their performance expectations. Provide recognition and rewards to individuals and groups for consistent superior performance. Work as a change agent to improve and streamline department operations, assessing policies and procedures, work processes, and program effectiveness and value. Demonstrate facilitator skills in resolving conflicts between different points of view. Demonstrate leadership skills in determining a vision, aligning and inspiring the team to achieve the vision. Coordinate with other departments to ensure total guest satisfaction and efficient operations in a safe, friendly, comfortable environment, by well-trained, motivated employees. Recommend and implement change to improve overall employee and guest satisfaction. Participate in the financial operating and capital planning processes, making recommendations that achieve desired financial results.
