Construction Project Leader

Position Overview:

Wharton-Smith, Inc. is in search of a qualified Project Manager with a strong Commercial background to oversee our construction initiatives. The selected individual will play a crucial role in managing the execution of various commercial construction projects in the Central Florida region.

Key Responsibilities:

  • Establish and nurture relationships with clients, architects, engineers, and subcontractors.
  • Promote a positive construction experience that encourages client retention.
  • Uphold the company’s reputation among clients, vendors, subcontractors, and team members.
  • Implement and oversee project cost accounting procedures.
  • Create and manage project schedules effectively.
  • Collaborate with Preconstruction Services on value engineering, bidder solicitation, estimating support, and proposal generation.
  • Prepare a Schedule of Values and manage monthly payment applications.
  • Negotiate key subcontractor agreements and procurement orders.
  • Facilitate coordination meetings with subcontractors and owners, documenting outcomes.
  • Review and authorize subcontractor payment requests and vendor invoices.
  • Track and assess changes in subcontractor management.
  • Supervise the submittal, shop drawing, and purchase order processes to ensure timely delivery of materials and equipment.
  • Oversee contract execution, compliance, and warranty management.
  • Monitor budgets, schedules, and job progress, reviewing these with the Superintendent weekly.
  • Conduct regular site visits to evaluate supervision effectiveness, job progress, and safety standards.
  • Manage change orders and disputes with owners and representatives to achieve favorable resolutions.
  • Resolve significant issues with vendors and subcontractors.
  • Oversee the startup and commissioning of facilities when applicable.
  • Provide training to end users and ensure proper contract close-out documentation.
  • Report on project financials, performance metrics, and major conflicts to the Division Manager.
  • Maintain strong relationships with the project team and owners.

Qualifications:

  • Preferred experience in managing public sector projects.
  • A minimum of 7 years in commercial construction management.
  • A collaborative leader with over five years of experience in engineering, construction, or a related discipline.
  • Bachelor's degree in Civil Engineering, Mechanical Engineering, Construction Management, or a related field.
  • Exceptional written and verbal communication abilities.
  • Familiarity with industry practices and trends.

Preferred Skills:

  • Strong interpersonal and organizational capabilities.
  • Effective management and communication skills.
  • Proficient in Microsoft Office Suite: Word, Excel, Access, PowerPoint, Outlook.
  • Experience with Primavera Project Planning (P6).
  • Familiarity with RedTeam software.
