Job Overview

Position Summary

The Facilities Maintenance Specialist plays a crucial role in ensuring the upkeep of residential and commercial properties within the community, under the guidance of the Service Manager and/or Property Manager. This position is dedicated to providing maintenance support for properties managed by Wisconsin Management Company.

Key Responsibilities

  • Conduct maintenance services and repairs in various areas including plumbing, painting, drywall, HVAC systems, electrical systems, and vehicle maintenance.
  • Prepare apartment units for new residents by completing necessary turnovers.
  • Address resident service requests promptly, typically within a 24-hour timeframe.
  • Perform routine inspections of buildings, common areas, and grounds regularly.
  • Ensure tools and maintenance equipment are well-maintained and that maintenance areas are kept clean and safe.
  • Procure maintenance supplies as needed, pending Supervisor approval.
  • Execute painting and drywall repairs as required.
  • Collaborate with the Supervisor on significant repairs, replacements, and contracts.
  • Plan and execute preventive maintenance schedules.
  • Maintain the grounds and common areas, including litter removal, sweeping, cleaning, and light landscaping.
  • Participate in meetings, training sessions, and seminars as directed by the Maintenance Supervisor.
  • Stay informed about fair housing laws and company policies, ensuring compliance.
  • Adhere to OSHA regulations and relevant health, safety, and environmental laws.
  • Maintain knowledge of safety procedures and best practices in the maintenance field.
  • Work independently with limited supervision.
  • Fulfill additional duties as assigned by the Supervisor.
  • Work schedule will consist of 3-5 hour shifts, Monday through Thursday.

Qualifications

  • Minimum of two years of experience in the maintenance field or a related area.
  • Must possess a valid driver's license, have a reliable vehicle, and maintain current vehicle insurance.
  • Availability for occasional night or weekend on-call duties is required.
  • Strong interpersonal skills and the ability to collaborate effectively with others.
  • Ability to follow both oral and written instructions accurately.
  • High school diploma or equivalent is required.
  • Physical ability to perform job duties, including lifting, standing for extended periods, and using both hands.
  • Basic knowledge and experience in residential construction, carpentry, and maintenance practices.
