Position Summary
The Facilities Maintenance Specialist plays a crucial role in ensuring the upkeep and functionality of residential and commercial properties. Under the guidance of the Service Manager and/or Property Manager, this position focuses on delivering high-quality maintenance services.
Key Responsibilities
- Conduct maintenance and repairs in various areas including plumbing, painting, drywall, HVAC systems, electrical systems, and vehicle maintenance.
- Prepare apartment units for new residents by completing necessary turnovers.
- Address resident service requests promptly, typically within 24 hours.
- Perform routine inspections of buildings, communal areas, and grounds.
- Maintain tools and equipment in optimal condition and ensure maintenance areas are organized and safe.
- Procure maintenance supplies with Supervisor approval.
- Execute painting and drywall repairs as required.
- Collaborate with the Supervisor on significant repairs and contracts.
- Plan and carry out preventive maintenance tasks.
- Oversee the cleanliness and upkeep of grounds and common areas, including light landscaping.
- Participate in meetings, training, and seminars as directed by the Maintenance Supervisor.
- Stay informed about fair housing laws and adhere to company policies consistently.
- Comply with OSHA regulations and relevant health and safety laws.
- Maintain expertise in safety procedures and practices within maintenance disciplines.
- Demonstrate knowledge of common concepts and procedures in the maintenance field.
- Work independently with minimal supervision.
- Perform additional duties as assigned by the Supervisor.
- Work schedule consists of 3-5 hour shifts, Monday through Thursday.
Qualifications
- Minimum of two years of experience in maintenance or a related field.
- Valid driver's license and reliable transportation with current insurance are required.
- Availability for occasional on-call duties during nights or weekends.
- Strong interpersonal skills and ability to collaborate effectively with others.
- Ability to follow both verbal and written instructions accurately.
- High school diploma or equivalent is necessary.
- Physical ability to perform job tasks, including lifting, standing for extended periods, and manual dexterity.
- Basic knowledge and experience in residential construction, carpentry, and maintenance are essential.
