Position Overview:

The Building People, LLC is seeking a dedicated Operations Supervisor to oversee facilities management operations. This role involves collaborating with the Project Manager and clients to implement a comprehensive maintenance program that ensures all facilities are maintained to meet safety, security, and environmental standards.

  • Assist the Project Manager in delivering accurate and timely contractual obligations.
  • Support the implementation of corrective measures, repairs, and maintenance activities.
  • Track project progress, conduct inspections, and provide necessary documentation to verify the completion of tasks.
  • Identify and report any physical deficiencies in the buildings, along with recommendations for remediation.
  • Develop and update project timelines and schedules.
  • Conduct weekly facility inspections and maintain checklists.
  • Evaluate additional maintenance needs and document findings.
  • Monitor the condition of building systems to ensure optimal performance.
  • Initiate work orders and establish criteria for maintenance and repairs using the Maximo/Work Order System.
  • Plan and ensure quality assurance for service contracts related to facility repairs.
  • Coordinate health and safety inspections within the facilities.
  • Ensure compliance with environmental regulations.
  • Maintain thorough documentation, including checklists, schedules, and reports.
  • Proactively identify and resolve issues, utilizing analytical skills to develop alternative solutions.
  • Perform other related duties as assigned.

Qualifications:

To excel in this role, candidates must possess the following:

  • In-depth knowledge of building systems including electrical, mechanical, plumbing, fire protection, and roofing.
  • Experience in conducting facility inspections and assessments.
  • Ability to work autonomously, manage time effectively, and meet project deadlines.
  • Familiarity with CMMS systems, estimating tools, and Microsoft Office Suite.
  • Strong communication skills, with a professional demeanor.

Physical Requirements:

This position requires the ability to perform essential functions, including:

  • Regularly sitting, talking, and listening.
  • Frequent walking and using hands for various tasks.
  • Occasionally standing, climbing, or balancing.
  • Ability to lift and move items up to 25 pounds.
  • Specific vision capabilities for close work.

Work Environment:

The role is primarily office-based with exposure to electronic equipment. During facility visits, candidates may encounter varying weather conditions and environmental factors.

Education Requirements:

  • Bachelor's degree from an accredited institution with a minimum of three years of relevant experience.
  • Five or more years of related experience or a combination of education and experience.
  • Ability to pass a government background investigation.
  • Valid Driver's License required.
