Position Overview:
The Building People, LLC is seeking a dedicated Operations Supervisor to oversee facilities management operations. This role involves collaborating with the Project Manager and clients to implement a comprehensive maintenance program that ensures all facilities are maintained to meet safety, security, and environmental standards.
- Assist the Project Manager in delivering accurate and timely contractual obligations.
- Support the implementation of corrective measures, repairs, and maintenance activities.
- Track project progress, conduct inspections, and provide necessary documentation to verify the completion of tasks.
- Identify and report any physical deficiencies in the buildings, along with recommendations for remediation.
- Develop and update project timelines and schedules.
- Conduct weekly facility inspections and maintain checklists.
- Evaluate additional maintenance needs and document findings.
- Monitor the condition of building systems to ensure optimal performance.
- Initiate work orders and establish criteria for maintenance and repairs using the Maximo/Work Order System.
- Plan and ensure quality assurance for service contracts related to facility repairs.
- Coordinate health and safety inspections within the facilities.
- Ensure compliance with environmental regulations.
- Maintain thorough documentation, including checklists, schedules, and reports.
- Proactively identify and resolve issues, utilizing analytical skills to develop alternative solutions.
- Perform other related duties as assigned.
Qualifications:
To excel in this role, candidates must possess the following:
- In-depth knowledge of building systems including electrical, mechanical, plumbing, fire protection, and roofing.
- Experience in conducting facility inspections and assessments.
- Ability to work autonomously, manage time effectively, and meet project deadlines.
- Familiarity with CMMS systems, estimating tools, and Microsoft Office Suite.
- Strong communication skills, with a professional demeanor.
Physical Requirements:
This position requires the ability to perform essential functions, including:
- Regularly sitting, talking, and listening.
- Frequent walking and using hands for various tasks.
- Occasionally standing, climbing, or balancing.
- Ability to lift and move items up to 25 pounds.
- Specific vision capabilities for close work.
Work Environment:
The role is primarily office-based with exposure to electronic equipment. During facility visits, candidates may encounter varying weather conditions and environmental factors.
Education Requirements:
- Bachelor's degree from an accredited institution with a minimum of three years of relevant experience.
- Five or more years of related experience or a combination of education and experience.
- Ability to pass a government background investigation.
- Valid Driver's License required.
