This role serves as the principal maintenance authority on-site, overseeing the comprehensive upkeep of the property. Responsibilities include planning, coordinating, budgeting, and managing the physical requirements of the site. The Maintenance Supervisor will lead a team of maintenance staff in the repair and upkeep of HVAC systems, electrical and mechanical systems, plumbing, landscaping, structural components, and apartment refurbishments. Reporting to the Property Manager, this position is crucial for ensuring financial performance, fostering positive resident interactions, and enhancing resident retention.

Primary Responsibilities:

  • Organizes, assigns, and/or executes all maintenance tasks, ensuring service requests are addressed within 24 hours and vacant units are refurbished promptly.
  • Oversees and trains maintenance personnel on the repair and maintenance of HVAC, electrical, mechanical, plumbing systems, and grounds.
  • Conducts move-in and move-out inspections to ensure property standards are met.
  • Manages the maintenance of the property's visual appeal and curbside presence.
  • Implements and maintains cleaning and upkeep protocols for common areas, offices, and workspaces.
  • Regularly inspects all grounds and systems, addressing any issues that arise.
  • Provides training for staff on the use of company equipment and vehicles.
  • Assists in developing the maintenance section of the property budget, ensuring expenses remain within set limits.
  • Establishes inventory control and preventative maintenance programs.
  • Maintains expenditures in accordance with company policies.
  • Directs daily administrative operations related to maintenance, including scheduling, reporting, and record-keeping.
  • Procures maintenance supplies and materials efficiently and cost-effectively.
  • Prepares requests for quotes and oversees the bidding process for maintenance work.
  • Inspects contracted work for quality and compliance with specifications.
  • Reports property-related incidents and work-related injuries promptly.
  • Adheres to all local, state, and federal regulations, as well as company policies.
  • Performs additional duties as assigned by management.

Qualifications:

  • Minimum of three years of progressive experience in maintenance and repair of HVAC, mechanical, electrical, plumbing, and grounds maintenance in multifamily or commercial settings.
  • High School Diploma or equivalent required.
  • Valid Driver's License and reliable transportation.
  • EPA Certification preferred.
  • Proficient in English, both written and verbal.
  • Experience in supervisory roles and training is advantageous.
  • Strong communication skills, both oral and written.
  • Mathematical skills sufficient for budget preparation and expense tracking.
  • Familiarity with Equal Housing Opportunity (EHO) regulations.
  • Ability to lift up to 100 pounds and operate a two-axle vehicle.
  • Must be available for 24-hour on-call duties.
  • Capable of using all necessary tools and equipment for the role.
  • Knowledge of OSHA standards and environmental safety regulations.
  • Ability to perform tasks in various weather conditions.
