Maintenance Oversight:

  • Lead and manage all facets of the community's maintenance operations.
  • Plan and execute preventative maintenance, inspections, nighttime lighting assessments, and cleaning services.
  • Keep precise documentation for all performed services and contracts.
  • Conduct daily property walkthroughs to ensure aesthetic appeal and address safety concerns.
  • Organize and oversee apartment turnovers, assisting with resident departures and unit renovations.
  • Adhere to budgetary guidelines, monitor operational costs, and propose strategies for cost efficiency within the community.
  • Oversee inventory and storage, ensuring sufficient maintenance supplies for service requests and apartment turnovers, while maintaining accurate supply logs.
  • Communicate with the Business Manager regarding suggestions for capital enhancements and maintenance needs for the annual budget.
  • Coordinate all outsourced services, including soliciting and evaluating bids, assessing completed work, and tracking invoices for timely payments.
  • Inform Business Managers of solutions for any safety or liability issues as well as preventative maintenance requirements.
  • Conduct and document weekly safety meetings covering procedures, training, safety equipment, MSDA, and equipment usage.
  • Perform additional responsibilities as necessary.

Client Relations:

  • Address service requests from residents and team members promptly, in line with company policies.
  • Deliver outstanding customer service with a professional and courteous demeanor towards all clients and colleagues.
  • Regularly audit the key tracking system.
  • Participate in after-hours emergency service requests and ensure property staff availability around the clock.
