Job Description

As a seasoned Senior Property Manager at Newmark Ltd, you will play a pivotal role in ensuring the smooth operation of our Class-A office buildings. Your primary responsibility will be to develop and implement policies, procedures, and programs that guarantee a well-managed and well-maintained office environment.

Key Responsibilities:
  • Assist in building a positive relationship with owners by being proactive and responsive to their needs and requests.
  • Collaborate with senior management to understand and work with clients to determine the goals and objectives for the performance of real estate assets.
  • Develop and implement recommendations to position properties to achieve the highest value consistent with the owner's objectives.
  • Prepare and report information in a timely fashion to designated staff as set forth by Newmark Ltd and the property owners.
  • Create and develop upgrades to services provided by the company to exceed client expectations.
  • Develop and implement staffing plans and job descriptions as required for assigned sites and promote continuous education for all on-site personnel.
  • Oversee the preparation, presentation, and content of the annual operating budget and monthly financial reporting package.
  • Calculate and prepare CAM reconciliations and be comfortable with financial/accounting reports.
  • Review and approve all annual lease reconciliations and estimates.
  • Establish goals and objectives for the performance of on-site staff in meeting set goals and objectives in a timely and efficient manner.
  • Prepare employee evaluations and make promotion and compensation recommendations.
  • Develop a resource plan with overall accountability for delivering a completed project, meeting customer requirements, within set budgets and schedules.
  • Prepare lease abstracts and review specifications prepared for service contracts.
  • Supervise the selection and final award of contract services, vendor negotiation of service agreements, and the overall monitoring of vendor performance to assure full compliance with standards established within the service agreement.
  • Review and approve payables and receivables as prepared at the site level.
  • Review and supervise all accounting output as prepared by the accounting department as required by the property.
  • Conduct weekly visits to sites to review policies and procedures, personnel performance, and approving invoices requiring signature.
  • Perform quarterly inspections of all properties contained within the portfolio.
  • Ensure that all fire, life safety, and other safety programs are established and followed in conjunction with the Environmental Health and Safety Act.
  • Maintain a positive image in performing daily work both internally and externally.
Requirements:
  • Bachelor's Degree in business or a related field.
  • RPA and CCIM or CPM certification is a plus.
  • Minimum of 5 years' experience in 3rd party commercial property operations, specifically Class-A office.
  • Knowledge in all aspects of business including accounting and construction management.
  • Experience in MRI and/or Yardi.
  • Valid real estate license is required, or must be in process of obtaining a DRE license.
Salary:

The expected base salary for this position ranges from $110,000 to $140,000 annually.

The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held.

In addition to base salary and a competitive benefits package, this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
