Job Title: Mineral Title Agent

Contract Land Staff is seeking an experienced Mineral Title Agent to join our team in Val Verde County, TX.

Job Summary:

We are looking for a skilled Mineral Title Agent to perform all aspects of land title research, including tax card research and retrieval, onsite and online title research and reporting, Chain of title and Limited Title Certificate generation, preparation of Vesting and Marketable Title files, and posting of said files according to established Project Procedures.

Key Responsibilities:
  • Examine documentation: Verify factors such as properties' legal descriptions, ownership, or restrictions by examining documentation such as mortgages, liens, judgments, easements, plat books, maps, contracts, and agreements.
  • Research relevant legal materials: Aid decision making by researching relevant legal materials.
  • Evaluate information: Evaluate information related to legal matters in public or personal records.
  • Prepare reports: Prepare reports describing any title encumbrances encountered during searching activities.
  • Prepare legal documents: Prepare legal documents.
  • Read search requests: Ascertain types of title evidence required and obtain descriptions of properties and names of involved parties by reading search requests.
  • Perform duties: Perform duties of Title agent.
  • Pull tax cards: Pull tax cards from courthouses.
  • Locate tax cards: Locate tax cards online.
  • Perform onsite and/or online research: Perform onsite and/or online research necessary for Vesting and/or Marketable Title file production.
  • Prepare Chain of Title and Limited Title Certificates: Prepare Chain of Title and Limited Title Certificates.
  • Assemble title files: Assemble title files.
  • Post title files: Post title files according to Project Procedures.
Accountability:

This position is responsible for working with all office staff, ensuring a healthy work environment and the satisfaction of all staff. Must be able to work effectively and professionally with office staff, the client, and courthouse employees.

Requirements:
  • Experience: 1-3+ years of Mineral Title Experience.
  • TX Title Experience: Must have TX Title Experience.
  • Work Location: Must be able to work on-site in Val Verde County, TX (per diem available).
Education and Experience:

Some college in a related field; or one or more years of experience in an applicable area (i.e. real estate, title abstracting, etc.). Prior experience in Real Estate, Abstracting, Mortgage, or related field preferred.

Licensing:
  • Valid Driver's License: Must have a valid driver's license.
  • Automobile Liability Insurance: Must maintain minimum automobile liability insurance in the amount of $100,000/$300,000/$100,000.
Language Skills:
  • Excellent Oral and Written Communication Skills: Requires excellent oral and written communication skills.
  • Clear and Concise Writing: Must be able to write clearly and concisely to prepare reports, specifications, and correspondence.
Mathematical Skills:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, percentages, and decimals.

Reasoning Ability:
  • Common Sense Understanding: Ability to apply commonsense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Problem-Solving: Ability to deal with problems involving several variables in standardized situations.
Other Skills and Abilities:
  • Intermediate Computer Skills: Intermediate computer skills and familiarity with general PC operation.
  • Microsoft Office Applications: Intermediate software skills with all Microsoft Office applications.
  • Ability to Learn New Computer Programs: Ability to learn new computer programs rapidly.
  • Flexibility and Multi-Tasking: Ability and willingness to move rapidly from place to place and meet timeline constraints.
