About TEEMA

The Construction Project Manager at TEEMA is a pivotal figure who devises innovative solutions and implements strategies across various levels of the organization and its projects. This role encompasses the comprehensive oversight of scheduling, budgeting, direction, completion, and financial performance of construction initiatives. The ideal candidate will guide projects from the bidding phase through to execution, serving as the primary liaison for clients and senior management.

Key Responsibilities

  • Foster and maintain strong relationships with Clients, Architects, Engineers, government officials, and other stakeholders to facilitate seamless construction operations while ensuring all parties are informed and engaged.
  • Oversee the permitting and preconstruction processes in collaboration with local authorities.
  • Lead all team members, both internal and external, towards clearly defined goals and expectations; establish timelines for project milestones.
  • Ensure that all construction plans align with the expectations of the owner.
  • Coordinate, collaborate, negotiate, and allocate necessary resources to oversee the entire construction project, ensuring adherence to milestone dates.
  • Develop realistic schedules with measurable tasks to keep projects on track.
  • Manage budgeting and oversee all expenditures related to the project.
  • Draft, review, issue, and manage subcontracts effectively.
  • Consistently uphold and promote company values.
  • Estimate and process change orders efficiently.
  • Compile both hard copy and electronic documentation for project closeout; review with the Owner or their representative.
  • Engage actively with every subcontractor, understanding their contracts and responsibilities, and address any issues with the Superintendent as they arise.
  • Promote and implement job safety programs; encourage safe work practices and address job site hazards promptly.
  • Ensure that all subcontractors on site adhere to safety principles consistently.
  • Verify that all necessary permits and licenses are obtained for each project; monitor permit expirations and compliance.
  • Participate in job site meetings with engineers, architects, interior designers, owners, government entities, and other relevant parties to ensure compliance with plans, specifications, and schedules.
  • Accountable for the safety and security of all TEEMA documents, files, and paperwork, both digitally and in hard copy.
  • Assist with long-term planning and statistical analysis of labor and material costs.
  • Perform any additional duties as assigned by the VP of Construction or Director of Operations.

Qualifications

  • Bachelor's Degree in a related field is preferred.
  • A minimum of 10 years of experience in the construction industry, ideally working under a general contractor on commercial or multifamily projects, or equivalent combinations of education and experience.
  • Ability to read and interpret documents such as building and site plans, safety regulations, operating instructions, and procedural manuals.
  • Successful completion of the OSHA 10 Hour training course is required, with recertification every two years.
  • Completion of the OSHA 30 Hour training course is highly encouraged.
