The Construction Project Manager at TEEMA is a pivotal figure who devises innovative solutions and implements strategies across various levels of the organization and its projects. This role encompasses the comprehensive oversight of scheduling, budgeting, direction, completion, and financial performance of construction initiatives. The ideal candidate will manage projects from the bidding phase through to execution, serving as the primary liaison for clients and senior management.

Key Responsibilities

  • Foster and maintain strong relationships with clients, architects, engineers, government officials, and other stakeholders to facilitate seamless construction processes while ensuring all parties are informed and engaged.
  • Oversee the permitting and preconstruction phases in collaboration with local authorities.
  • Lead team members, both internal and external, towards clearly defined objectives; establish timelines and deadlines for project milestones.
  • Ensure that all construction plans align with the expectations of the project owner.
  • Coordinate, collaborate, negotiate, and allocate necessary resources to manage the entire construction project effectively, ensuring adherence to milestone dates.
  • Develop realistic project schedules with measurable tasks to maintain project timelines.
  • Manage budgeting and oversee all financial expenditures related to the project.
  • Draft, review, issue, and manage subcontracts as required.
  • Consistently uphold and promote the core values of TEEMA.
  • Estimate and process change orders as necessary.
  • Compile both hard copy and electronic closeout documentation for the owner; review these documents with the owner or their representative.
  • Engage actively with all subcontractors, ensuring a thorough understanding of their contracts and responsibilities; address any issues or conditions with the Superintendent as they arise.
  • Advocate for job safety programs; promote safe work practices and address any job site hazards promptly.
  • Ensure that the Superintendent enforces safety principles among all subcontractors on site, fostering a culture of safety awareness.
  • Verify that all necessary permits and licenses are secured for each project; monitor permit expiration dates and compliance.
  • Participate in job site meetings with engineers, architects, interior designers, owners, government representatives, and other relevant parties to ensure compliance with plans, specifications, and schedules.
  • Be accountable for the security and integrity of all TEEMA documents, files, and paperwork, both digitally and in hard copy.
  • Assist in long-term planning and conduct statistical analyses of labor and material costs.
  • Perform any additional duties as assigned by the VP of Construction or Director of Operations.

Qualifications

  • Bachelor's degree in a related field is preferred.
  • A minimum of 10 years of experience in the construction industry, ideally with a general contractor on commercial or multifamily projects, or equivalent combinations of education and experience.
  • Proficient in reading and interpreting documents such as building and site plans, safety regulations, operating instructions, and procedural manuals.
  • Successful completion of the OSHA 10 Hour training course is required, with maintenance of training every two years.
  • Completion of the OSHA 30 Hour course is highly encouraged.
