POSITION OVERVIEW

Copper Sky Design + Remodel is a dynamic design-build firm located in Atlanta, recognized for our innovative projects and collaborative team environment. We are seeking a Project Developer who possesses a strong understanding of the residential remodeling process and is driven by deadlines. The ideal candidate will excel in multitasking and take initiative in the project development phase.

The Project Developer (PD) plays a crucial role in overseeing the project development lifecycle, ensuring that all aspects of the project are delivered in a comprehensive and ready-to-build format. This position requires excellent communication skills and the ability to resolve issues across departments. The PD will also maintain ongoing relationships with homeowners throughout the project development process, making client relationship management a top priority.

KEY RESPONSIBILITIES

The Project Developer will serve as the primary contact for homeowners during the project development phase, which encompasses the period from the initial design contract signing to the commencement of construction. Key responsibilities include:

Schedule Development and Oversight

  • Collaborate with leadership to create and manage a realistic yet ambitious design and production schedule.
  • Address and resolve interdepartmental conflicts to ensure timely project completion.
  • Set clear expectations for homeowners regarding project timelines.

Budget Management

  • Develop both schematic design pricing and final project budgets, ensuring alignment with design agreements and homeowner feedback.
  • Facilitate trade partner site visits and ensure prompt submission of bids and bid packages.
  • Support the Sales Team by providing feasibility studies and pricing insights.

Client and Trade Partner Engagement

  • Lead and participate in key meetings with homeowners.
  • Present project updates and milestones to clients, ensuring they are informed throughout the process.
  • Foster and maintain relationships with trade partners to enhance our network.

Process Enhancement

  • Ensure adherence to project development processes across the organization, actively seeking opportunities for improvement.
  • Regularly meet with the Director of Design and Development to identify and implement process enhancements.

Project Oversight

  • Create a comprehensive scope of work based on design agreements and homeowner input.
  • Implement quality assurance measures during project development to ensure high standards and homeowner satisfaction.
  • Coordinate efforts among project team members and external partners to meet deadlines.
  • Lead value engineering initiatives as necessary.
  • Prepare the final construction contract for homeowner presentation, including all necessary addendums.
  • Provide ongoing project status updates to homeowners and team members throughout the development cycle.
