We are in search of a skilled and reliable Maintenance Technician responsible for upholding the community's physical standards, ensuring a safe, secure, and pleasant living environment for all residents, visitors, and staff. Key Responsibilities:
  • Maintenance Tasks: Schedule and execute routine preventive maintenance. Troubleshoot and repair electrical systems, plumbing, HVAC, appliances, stairs, gates, flooring, lighting, locks, ceilings, walls, and pool facilities.
  • Coordination Duties: Inspect and manage make-ready repairs, assist team members in meeting deadlines, and report significant repairs and supply requirements while adhering to budget constraints.
  • Physical Responsibilities: Move heavy appliances and equipment as necessary. Maintain clean outdoor areas by raking, sweeping, shoveling, power washing, and disposing of trash and pet waste.
  • Additional Responsibilities: Carry out other tasks as directed by supervisors.
Tools and Equipment:
  • Hand Tools: Wrenches, hammers, saws, etc.
  • Power Tools: Grinders, drills, saws, etc.
  • Support Equipment: Wheelbarrows, dollies, ladders, etc.
  • Mechanical Devices: Motors, pumps, compressors, etc.
  • Measuring Instruments: Tape measures, voltmeters, gauges, etc.
Physical Requirements:
  • Activity Level: Frequent standing, bending, climbing, pushing/pulling, reaching, gripping, handling tools, and documenting tasks.
  • Lifting and Carrying:
    • Over 150 lbs.: Rarely
    • 75-150 lbs.: Occasionally
    • 25-75 lbs.: Frequently
    • 1-25 lbs.: Constantly
    • Note: Assistance is available for lifting heavy items (e.g., appliances, sofas).
Compensation:

Competitive base salary plus quarterly bonuses based on property performance.
