Position Summary:
The Maintenance Supervisor will guide and develop the Maintenance Team while overseeing the maintenance and capital improvement requirements of a designated property managed by FPI. The primary goal is to fulfill the expectations of the client, adhering to the operational budget and management agreement.

Compensation: $24 - $26 / Hour

Key Responsibilities
  • Lead a team of maintenance staff, including technicians, groundskeepers, and cleaners, ensuring optimal performance.
  • Implement a daily and preventative maintenance program to maintain the property in safe and economical condition.
  • Conduct daily inspections of the property and common areas to identify maintenance issues.
  • Ensure maintenance requests are addressed within a 24-hour timeframe.
  • Manage the replacement of air-conditioning filters biannually and during tenant turnover.
  • Perform semi-annual inspections of all apartments.
  • Adhere to a preventative maintenance schedule.
  • Provide on-call maintenance services for emergencies during evenings, weekends, and holidays.
  • Respond to after-hours lockout requests.
  • Conduct maintenance inspections and repairs on vacant units to ensure readiness for new tenants.
  • Maintain all equipment owned by the property.
  • Keep maintenance shops and storage areas organized and compliant with safety standards.
  • Secure all parts, inventory, and equipment properly.
  • Maintain an inventory of parts within budget to facilitate necessary repairs.
  • Wear provided uniforms during work hours.
  • Provide essential hand tools for routine maintenance tasks.
  • Ensure timely completion of all maintenance duties to optimize labor costs.
  • Prepare properties for regulatory inspections, ensuring compliance with various standards.
  • Follow all company policies and procedures.
  • Perform additional duties as assigned by the Community Director.
Qualifications

Essential Requirements:

  • At least 2 years of experience in a similar leadership role, preferably in residential property management or related fields.
  • High School diploma or equivalent required; industry certifications are preferred.
  • Valid driver's license may be required, along with a good driving record and current vehicle insurance.
  • Ability to wear a respirator and meet medical fitness requirements.
  • Proficiency in English, both written and spoken.
  • Possession of personal tools may be required.
  • Strong computer skills, including proficiency in MS Office and property management software.

Required Skills:

  • Ability to complete apartment turnovers.
  • Experience in appliance repair and HVAC maintenance.
  • Knowledge of plumbing, electrical systems, and drywall repair.
  • Familiarity with landscaping and grounds maintenance.
  • Proficient in customer service and management skills.
