Job Overview

The Right of Way Acquisition Specialist is responsible for managing property acquisitions and dispositions related to various projects, including utilities, communications, and governmental initiatives.

REPORTS TO: Project Manager and/or Project Supervisor.

PRIMARY RESPONSIBILITIES:

  • Engages with landowners to secure necessary property rights through easements or fee acquisitions. Additionally, informs landowners about the reuse of previously acquired rights of way and any necessary vegetation or structure removals. In urban settings, identifies suitable parcels for client facilities and assists in feasibility assessments.
  • Conducts thorough searches of deed records and tax documents to ascertain land ownership.
  • Reviews and verifies acquisition and disposition documents for accuracy, ensuring proper signatures are included, and notarizes documents as required.
  • Coordinates and arranges compensation for property or crop damages resulting from investigations, surveys, construction, or utility system removals.
  • Acts as a liaison between landowners and Linderlake Corporation, representing the client and its designated representatives.
  • Maintains timely and effective field reports for Linderlake Corporation and the client, demonstrating proficiency in required reporting formats.
  • Assists in the preparation of right-of-way bid documents in collaboration with engineering staff, ensuring comprehensive documentation for construction bidding, including landowner lists and aerial photography mark-ups.
  • Facilitates the closing process by transferring final documents to the client and its representatives as determined by the client.

QUALIFICATIONS:

EDUCATION:

  • A high school diploma is required; an undergraduate degree or real estate license is strongly preferred. Additional coursework in land use and acquisition is advantageous.

EXPERIENCE:

  • A minimum of one year of experience in right of way, title, or site acquisition, particularly in relation to natural gas, petroleum pipelines, electrical transmission lines, telecommunications, or governmental projects.

SPECIFIC SKILLS:

  • Exceptional written and verbal communication skills; familiarity with title and real estate documentation, legal descriptions, and land appraisal processes.
