Job Description: Wholesale Real Estate Acquisition Specialist

Location: Montgomery, AL

Overview: We are seeking a motivated Wholesale Real Estate Acquisition Specialist to join our dynamic team in Montgomery, AL. This role is pivotal in identifying, evaluating, and acquiring residential properties for wholesale purposes. The ideal candidate will have a keen understanding of the local real estate market, strong negotiation skills, and a passion for closing lucrative investment opportunities.

Responsibilities:

  1. Property Sourcing:
  • Use the resources and leads that are readily available
  • Conduct thorough market research and analysis to assess property value and investment potential.

Negotiation and Acquisition:

  • Negotiate with property owners, agents, and other stakeholders to secure properties at favorable prices.
  • Coordinate due diligence activities including property inspections, appraisals, and title searches.

Financial Analysis:

  • Analyze financial data and perform cash flow projections to determine profitability and feasibility of potential acquisitions.
  • Prepare and present comprehensive investment proposals to senior management for review and approval.

Relationship Management:

  • Build and maintain relationships with real estate agents, brokers, property owners, and other industry professionals.
  • Collaborate with internal teams including legal, finance, and operations to ensure smooth transaction processes.

Market Knowledge:

  • Stay informed about local real estate market trends, regulations, and economic factors that may impact investment decisions.
  • Continuously update knowledge of industry best practices and innovative acquisition strategies.

Qualifications:

  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related field (preferred).
  • Proven experience in real estate acquisition, wholesale real estate, or property investment or a desire to learn.
  • Strong negotiation skills with a track record of successful deal closures (preferred).
  • Ability to work independently and as part of a team in a fast-paced environment.
  • Proficiency in real estate investment software and tools.
