Job Summary
Under the general supervision of the Assistant Director of Building Maintenance, the selected candidate will oversee Building Maintenance Zones, including supervisors, skilled and semi-skilled trades personnel, and service contractors, ensuring effective maintenance, repair, alteration, and operation of buildings, building systems, and equipment across the Amherst campus and other university properties.
Key Responsibilities
- Leads an in-house team responsible for executing projects that support the maintenance and alteration functions of the Building Maintenance department.
- Drafts, reviews, and approves contract documents for chillers, refrigeration systems, Metasys controls, fume hoods, and various maintenance initiatives.
- Collaborates with other Physical Plant departments, Environmental Health & Safety (EHS), Building Coordinators, and Campus Planning personnel to enhance operational efficiency and customer service while minimizing disruptions.
- Initiates and completes various personnel actions, including interviews, hiring recommendations, annual performance evaluations, and training.
- Manages staffing, scheduling, and training of all personnel, ensuring that all licenses and certifications are current.
- Ensures maintenance standards for all architectural, electrical, and mechanical systems in academic, residential, research, and administrative spaces, while maintaining compliance with safety regulations.
- Works closely with Customer Service and Work Management to maintain an updated list of deferred maintenance work for university buildings and systems.
- Engages with campus customers to assess their needs and implements procedures that promote quality improvement and customer satisfaction.
- Participates in discussions regarding staff planning and resource allocation.
- Involved in sensitive employee-related matters, acting as a grievance hearing officer and conducting labor relations discussions.
- Handles sensitive university-related information responsibly and ensures confidentiality.
- Demonstrates commitment to affirmative action and non-discrimination goals.
- Performs additional administrative and technical duties as required.
- Associate's degree or valid Construction Supervisor License, Plumbing License, Electrician license, or Master Trades license with six years of progressively responsible facilities management experience.
- Experience in maintaining heating, ventilation, and air conditioning systems is essential.
- Proven experience in budget planning and employee supervision within a large organization.
- Current valid driver's license.
- Ability to wear a respirator.
- Proficient in Microsoft Office applications, including Excel and Word.
- Willingness to work nights and weekends during emergencies related to weather and facilities.
- Completion of UMass Supervisory Leadership Development Certificate within one year of appointment.
- OSHA Construction Card-10 Hours within one year of appointment.
Ability to engage in significant physical activity in the field, including inspecting buildings and responding to emergencies as required. Capable of wearing a respirator.
Work Schedule
Monday - Friday, 1st shift. Availability for nights and weekends during emergencies as needed.
