Position Overview

We are seeking a dedicated Residential Property Maintenance Specialist to ensure the upkeep and functionality of our properties. This role involves a diverse range of maintenance tasks including but not limited to painting, landscaping, and general repairs.

The ideal candidate will possess a strong work ethic, practical skills, and a keen eye for detail. A minimum of three years of experience in maintenance is essential, along with a solid understanding of both commercial and residential building systems, including plumbing and electrical work. Responsibilities include:

  • Conducting regular interior and exterior inspections of buildings
  • Performing lawn care and maintenance
  • Replacing light bulbs and ballasts
  • Executing unit turnovers, including painting and light cleaning
  • Changing door handles and locks
  • Maintaining HVAC systems: filter changes, belt replacements, and troubleshooting
  • Addressing electrical issues
  • Managing plumbing tasks: fixing minor leaks and replacing sinks
  • Performing cleaning duties: vacuuming and light portering
  • Executing interior and exterior painting tasks
  • Maintaining a key log
  • Adjusting doors as necessary
  • Ensuring fire and life safety compliance: replacing smoke detector batteries and troubleshooting panels
  • Coordinating with external vendors as needed

Qualifications

Applicants should have a proven work history, a professional demeanor, and excellent customer service skills. A clean driving record and reliable transportation are required. This position also entails being part of an on-call rotation for emergency situations. Candidates must be able to stand for extended periods, lift up to 50 lbs independently, and work outdoors in various weather conditions. Comfort with technology, including smartphones and tablets for work order management, is essential.
