Position Summary:

The Facilities Operations Manager will collaborate closely with the Community Manager and Assistant Manager to enhance the net operating income of the property by ensuring the safe and efficient maintenance of both the exterior and interior in accordance with RPM standards and within the approved budget.

This role is vital in fostering resident satisfaction through prompt and effective repairs.

Key Responsibilities:

  • Oversee and ensure the proper upkeep of the property and grounds, effectively leading maintenance personnel and cultivating a skilled team of Maintenance Technicians.
  • Manage the property's operational budget and obtain competitive quotes for supplies and services.
  • Process purchase orders (POs) and invoices to maintain budgetary control.
  • Review and prioritize work orders to guarantee timely execution and resident contentment, efficiently managing the work order system and maintaining accurate records in the software.
  • Ensure the maintenance, cleanliness, and safety of the community, adhering to fire and safety regulations while supervising construction projects.
  • Promptly report any employee injuries.
  • Troubleshoot and repair various systems, including HVAC, electrical, and plumbing, to uphold the functionality of the property.
  • Maintain regular communication with the property manager, respond to maintenance emergencies, and follow up with residents to ensure their satisfaction. Keep detailed records and propose cost-saving measures for consideration.
  • Implement preventative maintenance strategies, be available for after-hours emergencies, and ensure compliance with OSHA regulations and safety standards. This includes conducting routine property inspections and maintaining a safe, drug-free workplace.
  • Actively mentor and train maintenance team members to enhance their skills and knowledge, fostering a highly competent team capable of delivering efficient and effective maintenance services.

Qualifications:
  • Two years of experience in multifamily maintenance or relevant training; a combination of education and experience will be considered.
  • High school diploma or GED – Preferred.
  • A minimum of one year of supervisory experience – Preferred.
  • EPA certification required.
  • CPO certification – Preferred.
  • Proficiency in Microsoft Office Suite and Project Management.
  • Valid driver's license – Required.

Physical Requirements:
  • Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
  • May require pushing or pulling items and reaching overhead.
  • May require bending, stooping, or kneeling.
  • Dexterity of hands and fingers is necessary to grasp tools.
  • Must be able to see for inspections, read blueprints and schematics, and view computer screens.
  • Must be able to hear and understand verbal communications in person and over the phone or computer.
  • Must be able to detect sounds indicating potential issues, such as machinery noises or alarms.
  • Occasionally required to lift or carry items weighing up to 50 pounds, with assistance for heavier items.
  • Must be able to operate various maintenance tools, including power tools, ladders, and lifts.
  • Must be able to operate a computer, keyboard, mouse, and other office equipment.

Work Environment:
This position is based on-site and requires the employee to spend time outdoors, with exposure to various weather conditions. It may involve working in confined spaces, at heights, and in potentially hazardous areas.
