This is a unique position that will be responsible for property management and operations of a 25-unit LIHTC Affordable Apartment community in Big Sky, MT. You will live and work in the same complex as your residents.
Key Responsibilities:
* Manage waitlists, showings, applications, resident interviews, agreements, pre-inspections, regulation compliance, move-ins, resident relations, vacancies, and renewals.
* Understand and actively market the property regularly.
* Maintain state compliance requirements.
* Collect rent, report, and eviction processes.
* Coordinate maintenance; co-manage resident requests, preventative maintenance (PM) schedule, and remodels to ensure the property is in good repair and of high quality.
* Manage vendors, legal/professional counsel, and utility management.
* Experience with bookkeeping, financial, AP, and other tracking systems used for property management.
* Knowledge of RealPage software is a plus.
* Excellent written and verbal skills.
* Some college, associate degree, or equivalent work experience.
Additional Requirements:
* Valid driver's license with an acceptable driving record, proof of insurance; and acceptable background checks.
* Schedule: Part-time - 20 hours a week.
* Job Type: Part-time.
* Pay: This position is a 20 hour a week nonexempt salaried position in which compensation includes paid housing plus $6648 a year.
Note: The candidate cannot have a household income outside of this employment that exceeds $21,720 if they are living alone, $32,520 if there are two people in the household, $34,320 if there are three people in the household, or $40,620 a year if there are four people in the household.
