Job Summary

We are seeking a highly skilled Project Manager to manage all facets of construction and leasing project management, including planning, design, construction, occupancy, and closeout. The successful candidate will have a strong background in construction management, excellent communication skills, and the ability to work effectively in a fast-paced environment.

Responsibilities

  • Manage all aspects of construction and leasing project management, including budgeting, scheduling, procurement, quality control, and risk management.
  • Develop and maintain work breakdown structures, critical paths, earned value management, and related schedules and tools.
  • Document management and control, including construction and construction administration documents, correspondence, and as-builts.
  • Review and reconcile payment applications and invoices from third-party construction contractors, architects, and engineers.
  • Attend regular meetings with VA Engineering staff, contractors, and hospital staff.
  • Provide overall project management, including facilitating all phases of projects concurrently, from predesign through construction completion and activation.
  • Collect and organize contracts, reports, logs, and other supporting documentation necessary for project files.
  • Ensure project success in terms of timeline, budget, patient safety, regulatory compliance, and operational readiness.
  • Provide occupancy planning, including development of move schedules, cost estimates, and inventory lists.
  • Provide project and operations management for leased sites, including day-to-day operations, repairs, work orders, tracking, and managing lessor relationships.

Requirements

  • Five (5) or more years of experience in construction management on construction projects valued at $10 million or greater.
  • Graduate of an Architectural, Engineering, or Construction Management college curriculum with a four-year degree. May substitute education requirement with ten (10) years of project management experience, including three years of experience on construction projects valued at $10 million or greater.
  • Ability to communicate orally and in writing.
  • Knowledge of construction practices and techniques, including proper applications of construction materials and methods of installation.
  • Possess in-depth knowledge of relevant regulatory requirements, such as OSHA, EPA, and local health and safety laws.
  • Ability to accurately calculate construction costs for changes, price the value of needed work, and negotiate equitable adjustments.
  • Ability to inspect materials, workmanship, and construction and installation of various systems.
  • Knowledge of safety practices in the construction industry, including familiarity with Occupational Safety and Health Administration (OSHA) safety requirements on construction projects.
  • Experience and familiarity with Federal and local government building projects, and with procedural, review, and approval requirements.
  • Must be able to successfully pass a drug test and a thorough background check for access onto a military installation.

Benefits

SJS Executives, LLC offers a competitive salary range of $86,000 - $100,000, 11 paid federal holidays, 80 hours of PTO accrual, medical, dental, vision, and a variety of additional benefits.
