Lead Facilities Engineer

As a Lead Facilities Engineer within our Outpatient Medical division, you will play a crucial role in preserving and enhancing the value of our healthcare properties. Your responsibilities are vital in ensuring the functionality, safety, and aesthetic appeal of our outpatient medical facilities. We are looking for a proficient and committed professional who is enthusiastic about property upkeep and excels in a fast-paced, high-performance setting. This position will oversee a portfolio of assets in Fullerton, CA, and nearby regions. KEY DUTIES AND RESPONSIBILITIES
- Conduct service, diagnostics, and repairs of building systems, including HVAC, boilers, structural elements, plumbing, electrical systems, and door hardware.
- Execute preventative maintenance tasks on building systems and components, including structural elements, plumbing, HVAC, and electrical systems.
- Address tenant inquiries related to lighting, plumbing, and other facility concerns.
- Provide insights to the Real Estate Manager regarding the building budget concerning maintenance and repairs for assigned properties.
- Engage in all workplace safety training and adhere to all Welltower safety protocols, utilizing safety equipment as required. Identify and promptly address any unsafe conditions or hazards, proposing solutions to eliminate or safeguard against them.
- Collaborate with subcontractors and vendors as necessary. Supervise and/or assist in the execution of all preventative maintenance and scheduled inspections for the assigned building systems.
- Ensure the accurate and timely completion of HVAC system testing, including but not limited to water treatment chemical assessments.
- Support other departments within the company as needed.
- Assist in responding to after-hours calls and emergency situations, performing necessary tasks to ensure the safety and protection of the property and its occupants.
- May undertake additional responsibilities as assigned by the Manager.

WORK ENVIRONMENT
- Travel Requirements: Must be available for on-call duties as needed and capable of traveling to various site locations and supply houses - approximately 5% of the time.
- Tools and Equipment: Utilize hand tools, including handheld power tools, for the repair and maintenance of building components and systems, expected to be used 60% of the time.
- Adverse Conditions: Work both indoors and outdoors, exposed to various weather conditions, electricity, rotating machinery, heights, and maintenance chemicals such as paints, adhesives, solvents, and water treatments.
- Physical Demands: Ability and willingness to climb ladders and scaffolds, repeatedly lift and carry heavy loads (up to 50 lbs.), squat, bend, and safely operate hand tools.
EDUCATION AND EXPERIENCE:
- High school diploma or GED required. EPA refrigerant certification or the ability to obtain certification if necessary. Valid driver's license. HVAC certification or other Mechanical Trade certifications may be required based on assigned properties. Must meet company motor vehicle operator criteria.
- A minimum of five (5) years of hands-on maintenance experience in commercial buildings is required, specifically in the installation, maintenance, troubleshooting, and repair of mechanical systems, including HVAC, plumbing, and electrical systems.
- Previous experience working independently with minimal supervision is preferred.
COMPENSATION AND BENEFITS
Salary ranges may vary by location. The compensation for this role in Costa Mesa, CA is $40.00/hour plus bonus. Salary determinations are based on various factors, including the relevant market and the skill, experience, and education of the selected candidate.
